HBA WEEKLY UPDATE
The 2008 HBA March Madness Basketball Challenge was held Tuesday night, during the Joint General Membership Meeting, at the Wachovia Center. A good time was had by all with the Championship going to Bucks/Montgomery Counties in a buzzer beater win. Builders Add Amenities In Challenging Market

In addition to new homes, builders are structuring packages to attract buyers in a challenging real estate market. They're cooking up custom kitchens and serving up hardwood floors, on the house. Most of all, they're making it easier for consumers to pay their mortgages.
In a market where sellers are competing for buyers, builders also are emphasizing features that set the new home market apart from resale properties.
Wayne Megill of Megill Homes, a West Chester-based builder of luxury homes in Delaware, Pennsylvania and Maryland, says there's a growing trend toward making energy-efficient amenities standard, including insulated-glass windows and tankless hot water systems.

The HBA is aware of a petition to upgrade the Pickering Creek to an Exceptional Value Designation. The Legislative Action Committee and Staff are looking to determine appropriate options, as this will certainly impact the building industry in the region. County Home Sales Rebound Slightly
Mirroring national trends, existing home sales in Chester County increased 4.4 percent from January to February, to 282 last month from 270 in January.
These statistics come from the Prudential Fox & Roach HomExpert Market Report, based on actual home sales tracked by the Multiple Listing Service.
Nationally, sales of existing homes rose 2.9 percent, January to February, after six straight months of declines, due in part to the largest ever year-over-year decline in median home prices since it started tracking this number nine years ago, the National Association of Realtors reported Monday. NAHB: Builders Applaud OFHEO Decision On Conforming Loan Limits
March 26, 2008 - The National Association of Home Builders (NAHB) today applauded the Office of Federal Housing Enterprise Oversight (OFHEO) for its decision not to decrease conforming loan limits from the current level of $417,000 in 2009 and subsequent years.
"OFHEO's decision to reverse a proposal to establish new guidelines that could have resulted in lower conforming loan limits in future years is welcome news for the housing sector," said Jerry Howard, executive vice president and CEO of NAHB. "With housing in the midst of a serious downturn and the mortgage markets in crisis, this move is a step in the right direction to ensure that there is an adequate availability of funds for the refinancing of loans and for new loans."
