In summary: Averaging over a 5 year period, homes have appreciated an average of 25.8%  annually.  Condos have appreciated  23.4% and land has appreciated 17.4 %.  Like all investments, you must look at the big picture over time.  Click on the graph to see a larger image.

Selling - Straight Talk

 
If a listing is still on the market after 6 months - it is overpriced.  "But, but, but..." - you say, "not MY house, look at my view, my price per sq foot, the great interior my sister did..." It is overpriced for WHO is buying now and WHAT is selling now or it would have sold. 
 
It's an irritating-but-true saying, but "it is only worth what someone is willing to pay for it."  Buyers are  more savvy today than ever before with the help of the internet, MLS and realtor sites - they can see with a click of the mouse how much you paid and when, how much you still owe, comps of recent sales in your area, the list goes on.  
 
Sellers are now offering incentives that can actually help the buyers in the early stages of ownership:  paying points on their mortgage, HOA fees, insurance, paying a certain amount toward the mortgage for a specific period of time and other incentives at closing.  These have a more practical value than the "free-boat-with-house" gimmicks.
 
 
What is a Short Sale?

You may have heard the term "short sale" recently and may be hearing more about them in upcoming months.  In a nutshell, it is a process whereby the lender will accept less than is owed on the mortgage and keeps the property out of foreclosure.  It is an involved and complicated process that needs to only be attempted by experienced short sale professionals.  Sellers need to be very careful and get advice on their exposure to fraud and future liability. 

Recently we spoke to a few local realtors involved in short sales the reviews were less than stellar.  Those agents experienced lengthy delays, breakdowns in communication from the lenders, and deals falling apart after long contingency periods (13 weeks and counting on one deal.)  Many times the lenders are obscure mortgage holders that purchased these mortgages on the secondary market.  Not only did it take the Seller's property out of the market for that time, but also disappointed the Buyers and prevented them from jumping on to other good buys.

We feel our efforts are better directed towards marketing those distressed properties  by offering Buyer incentives, aggressive pricing and internet marketing to those same Buyers looking for "the deals."
