Highest Bidder Not Always the Winner
Recently I put this home on the market and received 25+ offers within the week.
We did NOT take the highest bid.
In hot markets, it's predictable that a property will receive multiple offers. One danger of accepting an offer much higher than a reasonable list price is that the property may not appraise. How to deal with this problem?
- Accept an offer with no road-blocking appraisal or loan contingencies
- Make sure the buyer has enough cash to make up the difference in case the property does not appraise at the contract price
