How are you going green?

Big-box shrinkage: Retailers embrace sales on a  

smaller scale

While the big-box retail model is far from dead, stores such as Walmart, Best Buy, and Cabela's are realizing that the enormous, one-size-fits-all approach doesn't work for all shoppers-nor all locations. To grow, many retailers are shrinking, sometimes with smaller stores, sometimes by introducing smaller, more intimate and approachable locations within larger stores. As the California Legislature is nearing the close of its two year legislative session, there are a number of bills that have survived the hearings and debates. And while there is no guarantee that these bills will survive any final floor votes they face, here is a look at what is nearing the Governor's Desk:       

Security Deposits - AB 1679 (Bonilla, D-Concord) - This CAA sponsored legislation allows property owners to deposit any remaining portion of the security deposit directly to a bank account designated by the tenant and allows property owners to provide a copy of the itemized security deposit statement along with supporting documents to an e-mail account provided by the tenant.

Survey says: Instant gratification, community key to millennial marketing

By 2014, Millennials will make up 36 percent of the country's workforce. Currently, the demographic is on pace to reach 80 million this year.

 

Figuring out just what this voluminous generation wants is the Rosetta Stone of 21st Century marketers, and some early findings are starting to point the way. The Boston Consulting Group (BCG), along with Barkley and Service Management Group, recently surveyed 4,000 Millennials to try to understand what makes them tick when it comes to their consumer behaviors. 


Lighting projects demonstrate true savings

It's been heard over and over that lighting retrofits or replacements can save money and quickly return their initial investment. However, many are hesitant to participate in a lighting change without concrete evidence of savings. The proof is in the project; when done correctly, lighting adjustments can be one of the most cost-effective energy saving changes to make. Recently, water leakages and other problems in a 6-story parking garage provided the opportunity to test this firsthand.

"They can't just sit there and wait for the perfect tenant to fill 5,000 square feet of space." Facing a 17.2 percent national vacancy rate at the end of the first quarter, owners and managers are increasingly electing to "pre-finish" and "white-box" empty office suites to market their properties.
