Looking Back at 2011

As the challenges and opportunities of the new year loom imminent and pessimism abounds, we think this is the perfect time for a year-end sustainability recap on a positive note. Here are the highlights of 2011 as seen through the Green Edge Sustainability Lens.

Federal Tax Benefits for Renewable Energy...

In January, we were delighted to report on a two-year extension of federal tax benefits for renewable energy. Take advantage of them now, who knows what 2012 will bring.

 

... and Reducing Your Tech Related Emissions

Also in January, we noted that opportunities to recycle e-waste are growing and becoming less onerous as opportunities to buy energy efficient IT products multiply and get less costly.

Reducing Transportation's Global Footprint

In February, we observed that ground, sea and air transportation were beneficiaries of green progress and highlighted IKEA's rigorous green requirements for transportation vendors, enforced through mandatory compliance with the IWAY Code of Conduct.

The United States Postal Service Goes Green

In March and July, public sector transportation efforts caught our eye. The United States Postal Service is the only shipper to have earned the rigorous Cradle to Cradle certification for its shipping products and has deployed over 30,000 flex fuel vehicles, the equivalent of removing 200,000 vehicles from the road.

The Real Estate Industry & Sustainability

In May, we reported on the greening of the built environment, having attended, chaired and spoken at local and national real estate conferences all over the United States. We noticed a keen awareness of the need for resource efficiency, recycling and greening the landlord-tenant relationship.

In our June newsletter, we highlighted how a regional shopping center owner was able to persuade its tenants to voluntarily contribute to the cost of green improvements at an Atlanta center and how a NYC-based office building owner is systematically reducing the footprint of its Class A office portfolio.

Greening the Supply Chain Saves Billions

In August, we reported on manufacturer "take-back" programs that are not only enabling companies to save some of the $100B that is spent annually on disposing of discarded products, but also result in diverting waste from landfill, reducing emissions and significantly lowering the cost of "raw" materials.

Green Edge Evaluates Two Tools for Ranking Environmental Stewardship 

In October, we announced the publication of two original Green Edge Research Reports. Green Ranking Systems: How They Really Work provides an in-depth analysis of seven green company ranking systems that differ significantly in their approach and results. Measuring the Sustainability of Real Estate Funds: A New Tool with Teeth is a primer on a recently developed tool for ranking the environmental stewardship of public and private real estate funds.

Boots on the Ground: Green Leases from Coast to Coast

During November, Ellen Sinreich instructed real estate professionals from coast to coast about green leases as she made formal presentations at the two-day Negotiating Commercial Leases program in New York City sponsored by the Practising Law Institute and at the two-day Retail Green Conference sponsored by the International Council of Shopping Centers in Phoenix.

 

Metrics

 

Recognizing that the lease is the single most important legal document when it comes to greening a tenant-occupied commercial property (after all the lease governs how the property is occupied, operated and renovated and how the money flows between the parties), Ellen recommends the following step-by-step process:

 

Step 1 Start way before you get to the lease by formulating building-wide environmental standards. Standards should include resource consumption, data collection and sharing, indoor environmental quality and recycling.

 

Step 2 Educate every member of your team that will touch the lease/tenant about these environmental standards. These team members include the individuals responsible for leasing, property management, legal, construction and finance.

 

Step 3 Quantify how achieving and complying with the environmental standards will result in an economic win-win for landlord and tenants.

 

Step 4 Communicate about the win-win environmental standards to every member of the tenant team including the deal makers and people in the legal, facilities management, construction and accounting departments.

 

Step 5 Make going green easy with green talking points for your team members and a green guide for tenant team members.

Other Noteworthy Tidbits from Green Edge in 2011

The Environmental Protection Agency's SmartWay Program partners with businesses to reduce transportation-related emissions.

 

The Federal Trade Commission is reviewing its Guide for the Use of Environmental Marketing Claims, also known as the Green Guides, which were issued in 2010. 

 

Green Claims

 

Over five million office buildings have achieved Energy Star certified efficiencies and are expected to use an average of 40% less energy and emit 35% less carbon.

 

Multinational corporations such as General Mills, Proctor & Gamble, Walmart and IBM have incorporated environmental performance into their assessments of vendors.

 

Newsweek published its 3rd Green Rankings, assessing the 500 largest U.S. and 500 largest global organizations on their environmental performance.
