Greetings!
 
Spring?  Although Spring runs until the end of June, it sure feels like Summer already!  I really enjoyed the cool clear mornings of late Winter and early Spring with low humidity and comfortable afternoons.  Less traffic has been nice as our Northern friends migrate home.  However, I am also reminded how important they are to our community and welcome their return!

 

The intent of this newsletter is to be informative, educational and maybe a little entertaining at times, and to stay in communication with friends, customers, and business acquaintances I have been privileged to meet over the years.  My goal is to provide a building industry topic, a house tip, and a "what's new with the Thornberrys" topic.

Thoughts for Home Owners From TJ

The 2010 Florida Building Code is now in effect. 2010 you ask? Yes, the Florida Building Code (FBC) is updated every three years; however by the time it gets through the vetting process and officially adopted it generally runs in arrears by the time the code is put into affect. Clear as mud....right? Actually that statement is more accurate than not. The building officials and most design professionals are not completely clear as to what exactly the new code changes entail. The changes primarily have to do with "wind-load" calculations in relation to structural design standards and the location of the improvement. I could bore you with all kinds of industry jargon and code specifics, but the long and short of it is; windows and doors are required to be stronger and structural standards for the building doesn't change much and actually can be weaker than required in the previous code based on the new formula that determines the criteria.

 

Confused yet? Just be sure that if replacing your windows and doors (hopefully by a licensed contractor) that you pay especially close attention to the design pressures and whether or not they meet the engineering requirements for your home's location and orientation of the openings. Lowe's and Home Depot will sell you a window in a heartbeat and not have any liability as to wheather or not they meet the new code. Oh, and after they are installed, there are no returns!

 

The other changes to the code are primarily dealing with energy efficiency. If you change out an A/C system, there are more stringent duct sealing requirements. In addition, because of the new energy efficiency rating requirements (SEER), older systems will likely likely require a complete change out (air handler & condensing unit) since new and old are likely not compatible.

What's new with the Thornberry's.......

We attended the annual Tampa Bay Rays fund raiser event benefitting the Boys and Girls Club of Charlotte County. The sold-out event was held at the Charlotte Harbor Event and Conference Center in Punta Gorda and continues to grow each year.... and what a way to wrap up Spring Training. The Boys & Girls Club provides after school programs to hundreds of children in Charlotte County. Food, dancing, silent

& live auction and all the coaches are introduced and mingle with the crowd.

This year we were fortunate enough to have All-Star pitcher David Price in attendance and signing autographs. Huge thanks to the Rays organization and the staff and volunteers at the Boys & Girls Club for a great event for a great cause.

Home Owner Tip of The Month: Get your Mind in the Gutter!

Do your house a favor before the rainy season is in full swing and clear your gutters of leaves and debris collected during fall and winter, or for some of us....collected over several years.  The "rainy season" is just around the corner so don't wait until the routine thunderstorms begin and the gutters are overflowing causing potential damage to your walls and roof.  Damage you ask?  Clogged & flooded gutters cause unnecessary weight on your roof over hangs and can cause the gutter to sag, pulling on the fascia board.  In addition, water can back up into your drip-edge and fascia causing moisture and wood rot over time.  Water pouring over the gutter often back-splashes onto the exterior walls, doors, and sliding glass doors increasing the potential for leaks and moisture damage.   

 

Be careful!  It is highly recommended that you clean out your gutters from a ground ladder.  Standing on the roof and bending over to clean out the gutters is a recipe for disaster!  A water hose may be used as a final rinse and to unclog your down-spouts if packed full of leaves and acorns.  Gutters get clogged and flood because they are packed full of leaves, acorns, and pine-needles that decay over time becoming heavy as mud.

It is a messy job and I don't look forward to doing it, twice a year for me since I am surrounded by oaks.  Don't be that neighbor....there is a house in my neighborhood that actually has trees and weeds growing out of the top of the gutters!
