Although it might be hard to believe with the kind of weather we are having, spring is just around the corner. We are having what we would call a "normal start to the year" and after all the turmoil in the real estate market, both locally and internationally, since 2007, this is a welcome situation.
Daily sales in Calgary are steadily increasing and the inventory of homes for sale is slowly building for spring as expected. We are reaching a healthy balance and anticipate a steady continuation of this trend.
These days, you hear so many predictions from so many sources such as governments, economists, banks, realtors, etc., and they so often contradict each other, that it is hard to know who or what to believe. None of us can predict with absolute certainty where the real estate market is going because there are so many local, national and international variables. What we can say is that all the present signs tend to make us believe that in Calgary, at least, things have normalized and we can expect a nice balance in the real estate market.
There are a few keys to successfully selling your home.
Homes that show well and are priced correctly for the market are selling. We believe it is extremely important when selling your home, to price the home objectively, not subjectively. A home priced at the very top end of the market tends to sit, while the more competitively priced homes sell. We often find that sellers who have priced their homes too highly hope that once the competitively priced homes sell, that their competition will be gone and they can sell their home at a higher price. What they often don't realize is that more competitors are always coming on the market - the competition doesn't go away - especially in a spring market!
