As of this writing, I am happy to report that we are officially up and running in our second SanCap One Source Realty location at the Matzaluna Restaurant at 1200 Periwinkle Way. As mentioned last month, we are in this location during the hours from 4 pm to 9 pm to catch the dinner crowd when Matzaluna is open. Although a great location, we are finding that it is a bit different from the early morning and afternoon Coffee Shop crowd of our former location. But we do enjoy the location and being able to provide additional exposure to our listing clients as well as meeting new potential buyers. Like all our offices, we will also print your boarding passes, allow free internet access, and help in any way we can with Island information. Recently we have received several requests for information on the homes and condos that have sold in the last 30, 60, or even 90 days. In case you were not aware, we provide this information in each monthly newsletter. To the right is a column with several links. For those of you who like to follow the Sanibel and Captiva Real Estate market, and learn what has sold, follow the "Sold Condos" or "Sold Homes" links. There we list all the homes on Sanibel and Captiva that have sold in the previous 90 days. The information will show the listing price, selling price, and days on market or DOM. We also provide all the homes and condos that were recently listed within the past 90 days in the "New Homes" or "New Condos" link. In addition you can do your own property search picking out criteria to your liking by using the "Search Island Properties" link. One final note about the "Sold" and "New" links is that they are only good for 30 days. After that they expire and will give you the famous "This page is not available" warning. This is because the information is pulled "live" from the Sanibel/Captiva MLS system and it creates a unique link for each inquiry which the MLS system cannot hold onto forever. So if you need any information once the link has expired, contact us and we can provide it to you again. |

Holding an Open House
There is an on-going debate as to whether an "Open House" is worth the time and effort involved to do it well, and does it really bring in qualified buyers; but that's a topic for another time. Right now, let's just assume that you and/or your Realtor have decided to hold an Open House. With so many homes currently on the market, you need to make sure you've done everything you can - inside and out - to make your home as attractive as possible in the eyes of the buyer. First impressions last and you'll only have one change to make one. Further, homes that look their best tend to sell faster and command every dollar they're worth. So roll up your sleeves and use this list when preparing and showing your home for sale. 7 Steps to Preparing for an Open House
1. Hire a cleaning service. A spotlessly clean home is essential; dirt will turn off a prospect faster than anything.
2. Mow your lawn, and be sure toys and yard equipment are put away.
3. Serve cookies, coffee, and soft drinks. It creates a welcoming touch. But be sure the kitchen has been cleaned up; use disposable cups so the sink doesn't fill up.
4. Lock up your valuables, jewelry, and money. Although the real estate salesperson will be on site during the open house, it's impossible to watch everyone all the time.
5.Turn on all the lights. Even in the daytime, incandescent lights add sparkle.
6. Send your pets to a neighbor or take them outside. If that's not possible, crate them or confine them to one room (a basement or bath), and let the salesperson know where to find them.
7. Leave. It's awkward for prospective buyers to look in your closets and express their opinions of your home with you there. 10 Ways to Make Your Home Irresistible at an Open House 1. Put fresh or silk flowers in principal rooms for a touch of color.
2. Add a new shower curtain, fresh towels, and new guest soaps to every bath.
3. Set out potpourri or fresh baked goods for a homey smell.
4. Set the table with pretty dishes and candles.
5. Buy a fresh doormat with a clever saying.
6.Take one or two major pieces of furniture out of every room to create a sense of spaciousness.
7. Put away kitchen appliances and personal bathroom items to give the illusion of more counter space.
8. Lay a fire in the fireplace. Or put a basket of flowers there if it's not in use.
9. Depersonalize the rooms by putting away family photos, mementos, and distinctive artwork.
10.Turn on the sprinklers for 30 minutes to make the lawn sparkle.
