Well is seems fall is finally here...its a bit cooler and we're seeing signs of the snow birds flocking; so it must be getting cold "up north". Last week Rob and I were able to sneak away for a few days to California's wine country for some R & R before "season" is upon us. We ran a 1/2 marathon through Sonoma's wine country (past 21 vineyards) and hung around to sample a bit of their "best". The changing colors of the grape leaves was awesome. It was a good break and we are now refreshed to do our best for you and all your Real Estate needs.

Blind Pass to be Dredged
 
After many years of waiting for permits and approvals, the Lee County Department of Natural Resources has finally begun restoration and maintenance dredging of Blind Pass, Wulfert Channel, and portions of Roosevelt Channel. Approximately 127,000 cubic yards of material will be removed from the pass and interior waters to restore a flushing connection to the Gulf of Mexico.
 
At a cost of $3.2 million dollars, this important grant funded environmental restoration project will restore tidal flows, improve water quality, improve habitats, and supplement storm protection for the coastal waters of both Sanibel and Captiva.  It is anticipated that the project will also increase fisheries habitat, including sea grass beds, by improving water clarity. 
 
As part of the restoration, the City of Sanibel intends to install a connection between Dinkins Bayou and Clam Bayou under SanCap Road. This connection will alleviate inundated mangrove habitats within Clam Bayou.
 
Due to contractor mobilization, effective November 1, the parking lot and restrooms located at Turner Beach will be closed.  Beginning November 6th, the Blind Pass parking lot on Sanibel will be closed.  Both parking lots and restroom facility will be closed for the duration of the dredging operation, which is expected to last until May 2009. However, Bowman's Beach parking lot will be available during this time. 
 
So what does this mean for you? Well, other than better water quality for the Islands, and knowing which restrooms and parking lots will be closed this "season", it can also make homes in this area more desirable when completed; the project will enhance and allow direct access to the Gulf of Mexico. I know our listed canal home at  5786 Sanibel Captiva Road will benefit from this project.

 Tips for Sellers 

This month will be dedicated to the Home Seller. And there are plenty of them out there. So how do you compete and sell you home, when others are not...? Believe it or not, home are still selling, but in today's market the name of the game is PRICE and condition. Price it right, which does not mean give it away, and it will still sell. The following hints should get you started. Of course, you can always call us anytime and we will help you, but these are some of the things we would recommend from our experience as Realtors, a certified land planner and home stager, along with Rob's 20 years-plus in the construction industry.
 
5 Things to Do Before You Sell 
 
1.  Get estimates from a reliable repairperson on items that need to be replaced soon, such as a roof or worn carpeting, for example. In this way, buyers will have a better sense of how much these needed repairs will affect their costs. Or better yet, replace them. A small cost now will brings in thousands on the sale price.
 
2.  Have a termite inspection to certify to buyers that the property is clean.
 
3.  Get a pre-sale home inspection so you'll be able to make repairs so buyers will have no concerns and will follow through on a contract.
 
4.  Gather warranties and guarantees on the A/C unit, roof, windows, home appliances, and other items that will remain with the house. Also assemble surveys, elevation certificates, blueprints, etc.
 
5.  Complete a homeowner's disclosure form provided by your sales associate. Take the time to be sure that you don't omit areas of concern, however minor, that might create liability for you after the sale. When in doubt, disclose, disclose, disclose.
 
Tips on How to Price Your Home

Consider comparables. What have other homes in your neighborhood sold for recently? How do they compare to yours in terms of size, upkeep, location, and amenities?
 
Consider competition. How many other houses are for sale in your area? Are you competing against new homes, updated homes, bank owned homes, etc.?
 
Consider your contingencies. Do you have special concerns that would affect the price you'll receive? For example, do you want to be able to move in four months?
 
Get an appraisal. For a few hundred dollars, a licensed appraiser can give you an estimate of your home's value. Be sure to ask for a market-value appraisal. To locate appraisers in your area, contact The Appraisal Institute (www.AppraisalInstitute.org) or ask a REALTOR for some recommendations.
 
Ask a lender. Since some buyers will require a mortgage, it's important that a home's sale price be in line with a lender's estimate of its loan value.
 
Be accurate. Studies show that homes priced higher than 3% over the correct market price take longer to sell. Homes priced 5-10% under market price tend to sell quicker.
 
Know what you'll accept. It's critical to know what price you'll accept before beginning a negotiation with a buyer. Do all of your financial homework ahead of time; and check your numbers twice.
