Welcome to our first issue of SanCap One Source Realty News! We are proud and excited to bring you this monthly newsletter of helpful information about the Sanibel and Captiva real estate market.
Please let me take a minute to show you around so you can find what you are looking for each month. It's easy, we have three main features each month; the Real Estate Tip of the Month, an Island Event you can plan for or look forward to, and a "Broker's Choice", a selection of Real Estate values that may be worth looking at. It may be just one property or several, all depending on the "Broker's Choice".
To the right just below the contents block we will list sold condos and homes in three month increments, and newly listed condos and homes in three month increments. This way you can monitor what has been happening on the Islands in terms of what has sold and what is newly listed and in all price ranges. You may even find what you've been looking for. So we hope you find these features helpful. Of course, most of you will still be receiving your custom tailored property searches; this will add to your knowledge base of Island Real Estate. And if by chance you are not yet "plugged" into our custom Island property searches, please notify us so we can set you up.

| We've Moved |
  In case you have not heard, (but it seems nearly everyone has...) SanCap One Source Realty has moved! We are open for business, but in a new location. You won't find us next to " the Bean" anymore, but we are just as easy to find across the street from the Post Office in the Sanibel Promenades Professional Center, Suite 14. We have a very hi tech office and have added a large flat screen monitor for better viewing of the MLS searches. Our new logo on the windows and doors looks pretty good too. When in town, be sure to drop in and see us. We still have our community computers and printers available to all. |

5 Reasons You Need a REALTOR
- A real estate transaction is complicated. In most cases, buying or selling a home requires disclosure forms, inspection reports, mortgage documents, insurance policies, deeds, title insurance and multi-page government-mandated settlement statements. A knowledgeable guide through this complexity can help you avoid delays or costly mistakes, that can affect you even after the sale.
- Selling or buying a home is time consuming. In the current market, homes in our area may stay on the market for an average of 150 to 200 days. And it usually takes another 45 to 60 days or so for the transaction to close after an offer is accepted. A REALTOR will monitor this process from start to close.
- Real estate has its own language. If you don't know a CMA from a PUD, you can understand why it's important to work with someone who speaks that language.
- REALTORS have done it before. Most people buy and sell only a few homes in a lifetime, usually with quite a few years in between each purchase. And even if you've done it before, laws and regulations change. That's why having an expert on your side is critical.
- REALTORS provide objectivity. Since a home often symbolizes family, rest, and security, not just four walls and a roof, homeselling or buying is often a very emotional undertaking. And for most people, a home is the biggest purchase they'll ever make. Having a concerned, but objective, third party helps you keep focused on both the business and emotional issues most important to you.
- REALTORS are members of the NATIONAL ASSOCIATION OF REALTORS, a trade organization of more than 1 million members nationwide. REALTORS subscribe to a stringent Code of Ethics that helps guarantee the highest level of service and integrity.
(Note: Although our first "Real Estate Tip of Month" may look like an obvious choice to us, actually it is quite often overlooked as to why a REALTOR should be considered an important part of your Real Estate decisions. Over the years Real Estate has gotten more complicated, and with that comes liability and responsibility, something Realtors are equipped to handle and take seriously.)
In the coming months we will offer lots of tips on financing, credit scores, home inspection, property tax, and just about anything that deals with our favorite topic...Real Estate. Till then... |

"Ding" Darling Days in Sanibel Island, Florida
 The 19th Annual "Ding" Darling Days kicks off a week-long schedule on October 19th.
The 19th Annual "Ding" Darling Days celebrates the birthday of the refuge's namesake, father of the Duck Stamp program and Pulitzer Prize-winning cartoonist, Jay N. "Ding" Darling. October 19th kicks off a week-long schedule of activities that include: birding and kayaking tours, environmental speakers, a nature photography contest and Junior Duck Stamp Awards. The week-long festivities will conclude on Sunday, October 26 with "Family Fun Day."
