Okay, the fireworks are already in the past and the New Year is already well underway! We started the year with a bang, with a pending escrow and a new listing that had 2 offers in the first week on market. As long as the price is right, properties will sell.
We're focusing on listings and Seller Referrals this year, but of course we are still servicing Buyer Referrals as well. We've got some exciting things planned for you this year as we fine-tune our Customer Service and Follow-Up plans for our escrows and our referral base. We just spent 2 days in Anaheim strengthening our philosophy and setting our business & personal goals for the year, and we're energized and ready to work!
We don't just expect your referrals. We want to earn your business and referred business! We are not pushy and we always have our client best interests at heart. Through our specifically designed Client Appreciation Program, we show our clients and people who refer our business that we care. Selling in a Buyer's Market If you're thinking of selling your home, here is a great article called 5 Tips: Selling in a Buyer's Market. While the article was written in 2006, it still holds true today.
Two of my recent home sellers followed the advice of proper pricing and making repairs and upgrades to make the house stand out against the competition. Both of these homes received offers within the first week of listing, and sold for just under the asking prices.
Did we want to get asking or over asking price? Of course we did! But, the truth is, the market is what the market is. I commend both sellers for countering the offers and working with what they had. Otherwise, they would like be another of the myriad of homes sitting on the market not selling. Which makes a home "owner" rather than home seller.
Staging is also a huge factor, creating an environment that catches the breath of buyers who come through. You want them to want to stay and linger, and ultimately write an offer on the property.
If you are a true seller, then it makes sense to price where the market is going (down) not where it "was" or where you "think" it should be. It's really a strategic best guess until the property is listed and marketed. The first 8 days on market are an indicator how the buyer pool views the property for the pricing, location & condition.

Melinda's Past eNewsletters, Just for Kicks!
Each month, I usually feature a service provider who's done exemplary service either for us or for our client base. This month, I thought I'd change it up a bit and post the link for my Past eNewsletters.
My first eNewsletter was sent in September 2005 to about 5 people, not knowing what to say. I remember breaking out in hives before I hit "send"! I'm now sending to 200 relationships (people I know) throughout the South Bay, as a way to stay in touch between our in-person interactions.
