Real Estate eNews & Updates

December 2009

Greetings!
I hope you're enjoying your holiday season!

We had a fun time earlier this month at Melinda's Client Appreciation Party 2009 (click the link for a brief slideshow & photos). The ComedySportz Improv Team had us laughing! Some of my favorites were "Mr. Know-It-All" who was asked some tough questions, like "How do you get a 3, 7 & 54-year old to listen?" and of course the new BFF's, Melissa & Heather! Thank you to all who came; I look forward to planning next year's party!

Special thanks to Slavka Jasik of At Home With Care, Mark McLeavy of Bank of America Home Loans and Andy Santonello of Andy's Termite for their sponsorship of the party. Please keep these businesses in mind for your home care, purchase/refinancing and termite needs.

As always, if you have any real estate questions, needs or referrals, please contact me. I am here to serve!

Happy Holidays!

Melinda Flynn's Real Estate Team is Growing!
I'm so excited to announce that we're growing as a team. In order for me to efficiently manage the details of running a real estate business and balance my personal life, I'm adding new staff.  This helps free me up so I can focus my energy on current clients, negotiating contracts and overseeing business operations.

Please welcome Lindsay Karbe, Executive Assistant and Billy Chacon, Licensed  Agent. Lindsay takes care of all the in-office details, such as transaction management, phone calls, faxes, etc. and Billy assists in showing properties and working with buyers.

I look to hire people that are in the same business philosophy and mindset in alignment with our Mission Statement.  Rest assured, you and your referrals will be in good hands with my team in place.

We are serious as a heart attack in serving you and your referrals in 2010 and beyond! In addition to new business, we also are honored to serve and maintain past client relations.

If you have any new business referrals or if you're a past client with any questions or concerns, we're here for you all the way.

4 Tips for the Homebuyer Tax Credit

Yes, I had this in my last eNewsletter, but thought I'd share it again. The market is heating up with the $8,000 First-Time Buyer Tax Credit now extended to April 2010. It is not likely to be extended again, so if you want to take advantage, now is a great time to start looking! Don't miss out!

There is also the $6,500 credit for Home Sellers (also expiring in April 2010) who want to sell and buy another home! In order to take advantage, it is wise to list your home & start looking now. If you (or someone you know) would like to sell your current home and buy another, this is an excellent time to start the process. Call me at 310-265-4222 and we'll set an appointment to review your timeline and assess your home's fair market value.

Here are some helpful tips and timelines to watch if you plan to take advantage of  the Homebuyer Tax Credit.

You probably noticed a change in this month's Item of Value. We're automating the process so we can spend less time on mailer prep and more time serving our clients. You will still receive the same quality material, it's just packaged different than you're used to. I would like to thank Liam Ah-Ching for his loyal and wonderful mailer service of the past several years!

I've had questions about where the flyers come from; there is a whole dedicated team at my business coaching company of 8 years (Buffini & Company) working on these every month to ensure quality, timely and informative material. This is another way I invest in my business to better serve you!

This month's Item of Value* was about how to keep more of your hard-earned dollars in your pocket. Here is a neat website called Bill Eater that also has helpful ideas for saving.
