Greetings!   
The holidays are here again! It's been a pleasure serving you this year, and I look forward to working with you and your recommendations for many years to come. I'm building my referral business, one client at a time! I think most of you know what I mean but just in case, here's a refresher in how I work:
 
I don't want to "sell and forget" my clients until they are ready to move again, and I don't expect to "get" referrals just because you know me and I'm in real estate.  
 
                                                                                                 
                                                            
It is my business philosophy to to serve you above & beyond real estate as my Mission Statement defines. I want to earn your business and referrals and help make the home selling & buying process as smooth as possible.

I strive to earn your referrals by serving you through my Client Appreciation Program, so that when you come across friends, family, co-workers, neighbors, etc. who are looking to sell or buy, you feel confident referring me in knowing I will do a great job to help them.

I never take your business or your referrals for granted. I work in all price ranges, condos to mansions, and all referred clients are treated with the utmost care and concern...regardless of price range! Instead of marketing to the entire South Bay population, I only market to people who have chosen to be on my list!

See, when I have a steady stream of quality clients coming to my business, my time is free'd up from prospecting for new clients.
 
                                                   
 
With new business flowing in, that means I can devote more time to each client I am working with to help them find a new home, get their home sold, and work with today's challenging escrows!

With referrals coming in, I can also spend more of my time and resources into serving you; my past, present, & future clients and also those who may never plan to sell or buy real estate, but who keep me in mind as they come across people who might need my services.

I know I posted this last month, but there was such a huge response I thought I'd post it again.
 
Zillow offers an easy-to-use website with market trends for any city/zip code. If you want an in-depth review of your specific neighborhood straight from the MLS, just call me and I'll be happy to send it to you.
 
Here's an example of the 5-year history for Single Family Residences (5+ bedrooms) in Manhattan Beach. You can easily modify search criteria most similar to your home.
 
If you're looking to buy, feel free to set up a ListingBook account to BUY A HOME (or keep an eye on what's new in your preferred area).
 
If you're a seller, interested in the home sales in your neighborhood, feel free to set up a ListingBook account to SELL A HOME (or keep watch on your neighborhood's sales).

4 Tips for the Homebuyer Tax Credit

Great news! The $8,000 First-Time Buyer Tax Credit has been extended to April 2010.
 
There is also a new $6,500 credit for Home Sellers who want to sell and buy another home! In order to take advantage, it is wise to list your home & start looking now. If you (or someone you know) would like to sell your current home and buy another, this is an excellent time to start the process. Here are some helpful tips and timelines to watch if you plan to take advantage of  the Homebuyer Tax Credit.

Mail boxThis month's Item of Value* was some advice on how to protect the things close to you. The article reviews some of the dangers of Predatory Lending Schemes, Mortgage Debt Elimination Schemes, and Foreclosure Fraud Schemes.
 
When it comes to property matters, always consult a trusted Realtor (you can always contact me at 310-265-4222 if you have questions). Here's a very useful (free) tool called ePropertywatch, that monitors your home's public records and notifies you of any changes right away. I recently registered The Flynn Household, and I really like the service...it's just another pro-active step to be in tune with what's going on with property records.
