I hope your New Year is off to a great start!
If you bought or sold real estate through my business in 2008, you should have received a copy of your HUD-1 statement in the mail by now. I do this as a courtesy for my clients, to make it easier as you prepare for tax season. Simply provide your statement to your tax preparer.
Speaking of taxes, did you know that first-time home buyers who close escrow between April 9, 2008 and June 30, 2009, may qualify for a Homebuyer Tax Credit? This credit is repayable over 15 years--it is basically an interest-free loan.
If you are planning to buy a home in 2009, it's a great time right now! Interest rates are low, and the earlier you purchase in the year, the more interest you are able to write off in 2009 (consult with a tax advisor).
First-time buyers: you still have time to be eligible for the Homebuyer Tax Credit if you start the process now. Once you are pre-qualified for a loan, we can start looking at homes (call me if you need lender recommendations). Read here for Home-Buyer's Basics.

My January Item of Value* was about the state of the real estate market, and how there are many good opportunities for buyers.
(BTW: If you are a seller who needs to "move-up", it is also an excellent time to take a "haircut" on your existing home and give a big haircut on the purchase of your next home. Call me if you are interested in moving up!).
