It's hard to believe
we are now looking towards the holiday season just
around the corner!
Well, this is my favorite
time of
year to
help buyers find good deals on homes. Why?
Because
many sellers who are listed at this time are on the
market out of need instead of want, and
competing buyers are taking a break from home
shopping to enjoy the holidays.
For example,
just before the Thanksgiving weekend, I had some
clients who found a property that fits their preferences
and needs. The sellers had just
lowered the price by $50,000 after being on the
market for a little more than a month.
Since
there were no competing bids, we offered $10,000
below
the new list price AND asked for another $10,000 in
closing cost credits. The seller signed the offer with
no counter because they need to sell and they are
happy to have good, solid buyers that will be able to
actually close on the loan so they can move on with
their lives.
Of course real
estate is cyclical in nature, but if it takes a dip it will go
back up again as evidenced by one of my Coldwell
Banker associate's reports "Real
State
of Real Estate" as he studies California's Brief History in Real
Estate.
I love to roll up my
sleeves and
get to work at this time of year to help buyers get good
deals, and to help sellers be realistic on what it will
take to get a property moved in this
market.
