Any way you slice it, pent-up demand for home ownership is building: people are doubling up rather than starting their own households, and the rents they're paying are increasing even while affordability on the ownership side is better than ever. So, the question is, when will this demand go from being pent-up to unleashed?

  

NAR Chief Economist Lawrence Yun has said existing-home sales are on track to see a modest improvement over last year. Sales could go above 4.6 million units, maybe get close to 4.7 million units, if current sales rates continue. Last year we saw 4.3 million existing-home sales.

What You Need to Know About Cancellation of Mortgage Debt
Erase Debt This column is brought to you by the NAR Real Estate Services group.

A lender will, on occasion, forgive some portion of a borrower's debt. The general tax rule that applies to any debt forgiveness is that the amount forgiven is treated as taxable income to the borrower. Some exceptions to this rule are available, but, until recently, the borrower was required to pay tax on the debt forgiven. A new law enacted in December 2007 provides relief to troubled borrowers when some portion of mortgage debt is forgiven. However, this relief expires on December 31, 2012 and NAR will be working to obtain an extension throughout the year.

February Market Report - It Just Gets Better & Better
Sales in February 2012 were 439 in Ada County, an increase of 13.4% over February 2011. This is the strongest February sales we've had since 2007.  Year-to-date sales are 829; 13% over the first two months of 2011.

Historically, February sales outpace January by an average of 14%. February 2012 sales increased by 14% over January 2012.

 

Nationally we know that one job is create for every two homes sold.  So far in 2012 we have helped to create 400 jobs.  We also know that for each homes sold there is a $60,000 cash infusion to the community; based on YTD sales we have added $50 Million to our valley's economy so far this year.

Capital Economics Expects Recovery to Continue Even With Higher Rates
home with graph Even with recent reports of rising mortgage rates and falling home prices, Capital Economics stated it still expects the housing recovery to be underway. The research firm cites two reasons in a report on why mortgage rates won't threaten recovery: rates can only rise so far when tighter monetary policy is still years away and homes will still be affordable even if mortgage rates were to rise back to normal levels. Capital Economics notes that over the last six months, total home sales have increased by 13 percent.
