Appraisers Seek Comments on Seller Concessions

 

The Appraisal Foundation's Appraisal Practices Board is seeking public comment on a proposal about how to adjust comparable sales for seller concessions when making valuations.

 

"A common tool used to help facilitate a property transaction is to have the seller provide financial assistance or incentives to the buyer," the board's proposal states. "Such assistance may be considered a seller concession or financing concession and this is important because it may have an influence on the contract price. The purpose of this guidance is how to identify, verify, analyze and adjust sale comparables for both seller and financing concessions."

For the sixth month in a row, Yahoo Real Estate was the most popular real estate-related website in December, according to the latest rankings from Web metrics firm Experian Hitwise.

 

Zillow once again took the No. 2 spot on the list, after dropping to third place in November, and Realtor.com dipped to the No. 3 spot.

It's much easier to form a good first impression than to recover from a bad one, says Michelle Tillis Lederman, author of The 11 Laws of Likability (AMACOM, 2012). From that first handshake and introduction, you're forming an opinion of that person and they're forming an opinion about you too. Everything from spoken words to posture and facial expressions contribute to that first impression.
