The NAR Board of Directors meeting at the end of the 2011 REALTORSŪ Conference & Expo in Anaheim on Monday voted to rescind a Multiple Listing Service policy on the display of Internet Data Exchange (IDX) listings on franchisors' Web sites.
 
A work group has been tasked to broaden the policy to address listing displays over mobile devices and via social media (with a broker opt-out option). Listing data sent via RSS (Really Simple syndication) won't be included because of the difficulty in controlling access to RSS feeds.

Freddie Mac Hits REO Selling Records

Freddie Mac has sold a record number of single-family REO homes in the first nine months of 2011, and the homes are selling for an average of 94 percent of market value, Tracey Mooney, Freddie Mac's vice president of single-family servicing and real estate owned properties, said in a blog post.  

 

"Because our homes are well maintained and priced right for the local market and home buyers, most of our homes sell close to full estimated market value," Mooney says.

Freddie Mac sold more than 80,000 REOs in the first nine months of 2011.  

 

"We are selling more homes than we are taking in through foreclosure," Mooney wrote in the blog post. Mooney says Freddie's REOs are selling in about 4 months or about 120 days, on average.  

 

Most of the REO sales are to owner-occupants. "While we have always been open to selling to investors, our strategy is to limit the concentration of investor sales in any given area," Mooney wrote. "In addition, we do not typically consider any offers that require significant discount pricing."

Will FHA Be The Next Big Government Bailout?
Money FHA insured fewer loans in 2011 after it raises premiums. Still, the agency's reserves plummet, raising the specter that a government bailout could be required if home prices fall next year.

Any time you come in contact someone who needs a REALTORŪ, you should add them to your database.  Trust me, I know this idea in itself is not brilliant.  Once you have a database, how do you keep in touch with those clients?

The key to having a database is to stay in touch with past clients, current clients, and future clients.  Not just past clients.  What about someone who contacted you but did not need your services at that time; that is defined as a "future" client.
