The Kentucky Association of REALTORSŪ has teamed up with associations across the country for one weekend of Nationwide OpenOpen House Houses. The purpose is to encourage those who are thinking of buying a home to take advantage of unique home market factors and the federal first-time home buyer tax credit that expires on April 30th.

Be sure to include your open houses for the weekend on the MLS and in other promotions you are putting together! 2011 NAR Committees

Are you interested in serving on the national level?

Recommendations for 2011 NAR committee positions must be submitted via the online committee recommendation database on REALTOR.org by Monday, May 24. Members will want to complete an expertise profile as well. NAR officers refer to these recommendations when making their appointments during the committee selection process. Chinese drywall removal recommended

Two federal agencies recommended jointly Friday that home owners affected by Chinese-made drywall replace it.

The Department of Housing and Urban Development and the U.S. Consumer Product Safety Commission investigated the problem and concluded that the rotten egg smells and damaged metal in homes with imported drywall are a danger and the drywall should be removed.

HUD and CPSC said they expected U.S. lawmakers will provide financial relief for affected home owners.
HARP receives year extension

The Home Affordable Refinance Program (HARP), which was supposed to expire June 10, will be extended for another year, the Federal Housing Finance Agency said in a statement.  Since HARP began last April, it has refinanced 190,180 mortgages. It is administered by Fannie Mae and Freddie Mac and aimed at borrowers with little or no equity in their homes.  This program is a sister to Home Affordable Modification Program (HAMP), which was severely criticized by Congress recently for failing to help enough struggling homeowners.
NAR testifies against FHA changes

NAR urged Congress to refrain from raising FHA minimum downpayment requirements among other things in a recent testimony before a hearing of the House Financial Services Committee.

Charles McMillan, 2009 president of NAR, also:
- Questioned FHA's plan to require 10 percent downpayments from borrowers with credit scores below 580.
- Asked Congress to grant FHA's request to raise the cap on annual mortgage insurance premiums so that FHA can roll back upfront premiums.
- Questioned a proposal to reduce maximum allowable seller-paid concessions from 6 percent to 3 percent.
- Asked lawmakers to make permanent temporary loan limits that allow FHA to insure mortgages up to $729,750 in high-cost markets. The limits are currently scheduled to expire at the end of the year.
- Wants to restore the spot loan-approval process for condominiums, and relax the condo approval process by eliminating a 50 percent owner-occupancy ratio requirement that has temporarily been reduced to 30 percent.

Cyberattacks on social networks

Twitter and Facebook offer similar advice for dealing with bad links and compromised social-networking accounts. Twitter warns: If you receive a message with a phrase like "This you??" or "LOL is this you" followed by a link, do not click through; there's a phishing site on the other side. Suspicious links can show up in spam messages or via faked status updates.

10 home staging tips

Want to sell your home? Get out the bucket, mop and Mr. Clean. The key to making a positive first impression is simple, said Sandra Rinomato, host of HGTV's popular "Property Virgins" show.

"Get it clean, clean, clean," said Rinomato. "If your house isn't clean, it instantly sends up negative thoughts that the home is not well maintained. If your house is spotless, you're ahead of the game," she said and offered 10 tips for staging a home.
