Hello Members!  

 

You may have heard news from around the area that our market is on fire. Buyers are making multiple offers, many for above asking price. This is good news for investors. Do you have a house for sale? Have you gotten offers? And are you under contract? If not you need to ask why. Is it out dated? Over priced? Or are you just in the wrong zip code? And are you offering terms or just holding out for the winter buyer season? If you have a house listed your chances for a sale are good. You do need to have it priced right, though (not give it away but priced right.) Here are some of the stats:

zip code: 33950

 

Avg Days On Market: 98

Avg/List 88%

Median $ 300K

  

 

Zip Code 34286

 

Avg Days On Market: 70

Avg/List 95%

Median $ 110K

 

 

 

This month I only looked at 33950 and 34286 as these areas are the most active. I also did not look at pending, only at those deals that have closed.

Inventories have dropped; some areas have as little as 45 days of inventory which makes it a strong seller's market. That usually makes it tough for buyers. Cash will help, but a fast close date is equally important. Inspection periods are becoming an issue; I have seen a couple of contracts where the buyers are asking for 20 days or more for inspections. So when you get an offer make sure you look at this part of the contract. The last thing you want is a buyer taking your property off the market and then taking 20 or more days to decide if they want to buy it. I like the "AS IS" contract and an inspection period of no more then 10 days (7 would be ideal). Your thoughts? Send me a e-mail on this issue . E-mail is paul@pauljdacosta.com
