IS YOUR PROPERTY READY FOR THE SELLING SEASON?
Spring is prime selling season for most of the country. Although winter was mild in most of the lower 48, people still look at April as the buying season. So now is the time to get your places in shape. Take a good hard look at them like a buyer would. They are going to have more choices than ever so make your home their best choice.
A few suggestions: If your property is vacant I recommend you give it a good cleaning and don't forget the windows!! This will help make the house stand out. Remember, one of the first things buyers see when they get out of the car is the windows. Landscaping is another major issue so don't skimp on this section. All the home centers have everything you'll need on sale now. If your home has smells don't mask them, get rid of them. One product I buy by the case is Pet Odor Exterminator candles. I use them all the time even when pets are not the issue; best stuff for getting rid of odors. The company name is Specialty Pet Products from Charlotte, North Carolina.
If you plan on selling your house yourself, but will pay a commission to any Realtor who brings you a buyer, I would make a nice video and send it to all the Realtors in your area. Or, have a Realtor (for a fee of course) look up names of Realtors who have made a sale in your neighborhood (say, 2 miles around your house) and send it to them. Chances are good that if they had one buyer they will have another one.
One last idea to help sell your home is to check your local papers to see if there are any open houses being held in your area. If so, you can put up signs telling people about your house as well. This way someone else pays to advertise the open house and you get people to see your house. Remember, buyers want the best deal and will look at all options presented to them.
