Real Estate
This month I want to spend some time on the commercial side of Real Estate.
Stories have been all over the news and in the papers saying commercial real estate is about to take a big slide into major foreclosures. And I agree, but you have to understand the stories are mostly about large commercial projects with multi-million dollar loans on them.
If you take the time to look at your market you'll see plenty of opportunity in smaller commercial projects. I did a quick search of public records and found 28 commercial buildings in foreclosure. They ranged from small single buildings to a large office complex. The information contained in the public record is priceless: you get the bank and attorney info and a correct way to contact the owner.
Short sales are fast becoming the norm in commercial. I've talked to a number of commercial specialists about this and they all say the processes are so much easier than residential. The banks really want this problem to go away and the asset manager is actually willing to work with you. Everything is on the table and the goal is to move the property. It's not like residential where nobody seems to have a clue and most people you work with are paper shufflers not decision makers.
I will be teaming up with one of these specialists on a self-storage deal and will keep you posted on how things are going. So look around; there are deals out there just waiting to be discovered.
