As a Real Estate Investor, how would you answer this question: How much do your investments cost per day? Will you answer "I Don't Know"? I sure hope not! But we are going to tackle that here. One of the reasons you must know the cost per day (CPD) is to know how much of a penalty to charge your vendors if they don't perform duties on time. I understand some of the experts say just figure $ 100.00 to $ 200.00 per day. I disagree with this because each investment will cost a different dollar amount and your financing may also be different. Also when a vendor asks where you came up with that number, what will you say? Yes. I know you don't have to answer but it's important that you know it. All you need is a spreadsheet program, like Excel. If you would like me to send you the one I use, just forward me an e-mail with your complete name and e-mail address. You should include the following items. You may not need all of them in every case, depending on your deal. I calculate all my deals based on a 90 day ownership. § Cost of home. § All closing costs. § Rehab costs, all vendors § Insurance cost. § Yearly Taxes (divided by 4). § Interest on borrowed funds (divided by 4) § Lost interest on your cash funds (divided by 4) § Lawn maintenance § Ads for property § Accounting fees § Attorney fees § Mileage § Your time on a per hour rate (I calculate 20 hours per deal) at § $ 200.00 per hour. § Advil (8 tablet per day) § Rolaids (6 per day) § Bottle of Jack... Other than that, add what you need to make your deal work. In order to know that your investments are worthwhile, you must know what your deals cost per day. Marketing Your Business
Last month a few members asked me about door hangers and if I like them. Yes, I do, but I am not fond of the small thin ones. I suggest you get full color and at least 10 inches long and 5 inches wide. Yep, it's big but people will read it. Also, put a great picture of your property and use all white space- don't leave any blank space. Add a free report so people can get information and pass it on. Door hangers work- you just have to make yours stand out. Paul

Hello Members! My name is Dori, and I'm Paul's office assistant. (Aren't I just adorable !!!! Wanna rub my belly?) All kidding aside, I'm in the office every day keeping lover boy on track. I pick up a lot of information when he thinks I'm just sleeping! So I plan to keep you informed on the deals we've got going and help get them sold (My cookie jar is getting empty). We have a few great deals that investors need to get their paws on. So here goes:We've got 6 condos with tenants in place, with rents from $ 795.00 to $ 1000.00 and HOA fees from $111.23 to $ 185.00. The investment price is from $54,900 to $ 64,900. This deal is a no-brainer (even for a cat). I just got through reading HS Dent and he says cash (and cash flow) is king. These condos are cash cows. (I love a nice steak...ok, I digress...) This next deal is one I really like: 3 SFR in Tulsa, Oklahoma for only $ 111K. All have tenants and are generating positive cash flow.
