The Federation of Exchange Accommodators (FEA) is the only national trade organization formed to represent qualified intermediaries (QI's), their primary legal/tax advisors and affiliates who are directly involved in Section 1031 Exchanges.
Formed in 1989, the FEA was organized to promote the discussion of ideas and innovations in the industry, to establish and promote ethical standards of conduct for QI's, to offer education to both the exchange industry and the general public, and to work toward the development of uniformity of practice and terminology within the exchange profession. The FEA also provides timely input and updates on pending State and Federal legislation, Internal Revenue Service and Treasury Rulings, and Court Decisions.

REES Welcomes New Marketing Director
Along with welcoming a new year, REES is also proud to welcome our new Marketing Director, Katie Colombo.
Katie joins REES with years of marketing experience, creating and executing innovative marketing initiatives, organizing captivating events and client development programs. In her position at REES, she will be principally responsible for building a marketing infrastructure to support the organization's accelerated growth.

Wrapping Up 2007! 
Our industry has been faced with many new challenges throughout the year, most notably being impacted by the overall real estate industry slow down. However, we have still managed to make great strides towards helping the 1031 Exchange industry grow and prepare for the years to come.
Market Slow Down:
In 2007, the weakest sector of the real estate industry has undoubtedly been investment properties located in resort areas, while larger commercial transactions are still holding strong. Although this slow down is anticipated to continue for at least 6 more months, many feel that during this time most people will step back into the market to purchase any existing inventory. We are hopeful that this will bring a positive upswing to the 1031 industry!
Regulating the 1031 Industry:
The Federation of Exchange Accommodators (FEA), is the trade organization that supports the 1031 Qualified Intermediary industry. Until recently there was no direct regulation for companies providing this type of service. In 2004, the FEA's strategic plan and primary goal was the development of mandatory regulations for the industry. This is due to the fact that a large part of what a qualified intermediary does is acting as fiduciary in holding funds. Many strongly believe having mandatory regulations would benefit everyone involved in the 1031 Exchange industry.
As an organization, the FEA crafted state regulatory language to be used in situations when states felt it was necessary to issue requirements. But many feel it would be much easier to deal with one federally mandated threshold of requirements rather than potentially 50 different statewide regulatory schemes.
Therefore, throughout 2007 the leadership at the FEA has been working with the FTC and lobbyists in hopes of regulating the industry on a federal basis. REES's own president, Ron Raitz, has personally been involved with these ambitious efforts to communicate and outline the needs for 1031 regulation to the Department of Treasury and other federal-level organizations. Mr. Raitz and his fellow members of the FEA maintain high hopes for further advancements in the regulation process for 2008.

REES Events Around Atlanta!

Throughout the year, REES is thrilled to host events for our allied professionals. Earlier this spring we hosted a spectacular event for hotel developers, owners and associated allied professionals in the hospitality industry. Hosted at The Westin in Buckhead we discussed unique challenges in executing exchanges on this type of multi-asset property where not only real property are part of the transaction but also furniture, fixtures and equipment. This event was packed with information on great cutting-edge exchange strategies that every hotel developer and owner should be utilizing!
We also successfully hosted an event for our allied Financial Planners where we discussed topics such as: The correct ownership of real estate in many people's investment portfolio, estate planning and the benefits that can be derived by using an exchange for certain estate planning purposes.
