Why Are My Property Taxes So High? |  |
This is the first question that many of our clients ask. We thought we would highlight the answer here.
Your property taxes are based on a mathematical formula related to the assessed value of your home (this includes land and improvements). Your Township and County multipliers are calculated and applied. Your local tax rate is computed and multiplied by your assessed value. This results in your new property tax amount.
Property taxes can go up when you make certain kinds of improvements to your home (especially those that require(d) a permit).
Your property taxes can also increase when local taxing bodies request more money from taxpayers. By appealing and WINNING an assessment appeal, you lower the assessed value of your property.

What We Can Do During Summer Months To Help You
Potential clients often ask what we do during the summer months to help them with their tax bills. In addition to our regular responsibilities - we signed a contract with AppealTrack. After our data conversion is complete, AppealTrack will allow us to provide up-to-the-minute status updates for clients. We also submitted an application for certification with the Better Business Bureau (BBB). We hope the BBB certification will provide an additional level of sercurity for our clients.

Property Taxes in the News
Property tax appeals are surging as homeowners look for relief in a weak housing market. In the collar counties, record high appeal numbers were reported for McHenry, Lake, Kane and DuPage County. To WIN an appeal, you'd be wise to engage a property tax specialist to provide expert representation.
According to an article in the Chicago Tribune (June 24, 2012), the Cook County Board of Review handled 130,000 appeals in 2005. That number rose to 439,000 in 2009. The percentage of success in appealing with the Cook County Board of Review in 2010 was 67.3% (Source: Cook County Board of Review).
