Your Listing Photos
Currently 86% of Home Shoppers start their search for a new home on the internet. With so much inventory to choose from, the trend is for buyers to winnow down their choices by viewing listing photos before visiting the homes. This means how your listing photos appear is more important than ever.
Obviously the statistics. below are dated (May 2008) but, the correlations are more valid now than ever. According to point2.com,
the listings that added 20+ photos generated nearly 10 times the number of leads and over 15 times the number of views. There was a direct correlation between how many listing photos were posted and how many days on the market.
6 photos = 40 DOM
16-19 photos = 36 DOM
20 photos max=32 DOM
Price as a percentage of the Original Price also showed a direct correlation.
1 Photo = 91.2% of Original Price
6 or more = 95% of Original Price
How your listing appears to potential buyers before they even set foot in the door is crucial. Make sure that your listing photos look their best and will generate the most traffic.

Results from a Two Hour Consultations
These photos are the result of a 2 hour consultation using what the clients had, a coat of paint, some rearranging and de-cluttering. The home sellers were motivated and did most of the work themselves but Styled and Sold can do some or all of it including trade referrals, shopping and re-accessorizing. Thus, the Realtor could focus on selling the house.

Home Staging Tip for Owner Occupied Showings
Open House Check List
· Beds should all be neatly made
· Laundry clean and out of sight
· Ditto the dishes
· Fido and Felix should be out of the house-I know....probably the toughest one on the list but very important!
· All lights should be on
· All window treatments and blinds fully opened
· Personal grooming products (toothbrushes, shampoo etc) and medications should be tucked away out of sight.
· Commode lids closed and bathrooms spic and span-fresh towels displayed
· Fresh flowers in vases strategically placed
· Jewelry, valuables and prescription drugs should be in a safe place
· If it is winter and you have beautiful photos of your Spring/ Summer yard and garden, leave those with the realtor to display
· If there is snow, make sure the walk and driveway are clear
· Open the windows briefly and air the house out for cooking and personal odors just prior to leaving
