Your Listing Photos Currently 86% of Home Shoppers start their search for a new home on the internet. With so much inventory to choose from, the trend is for buyers to winnow down their choices by viewing listing photos before visiting the homes. This means how your listing photos appear is more important than ever. Obviously the statistics. below are dated (May 2008) but, the correlations are more valid now than ever. According to point2.com, the listings that added 20+ photos generated nearly 10 times the number of leads and over 15 times the number of views. There was a direct correlation between how many listing photos were posted and how many days on the market. 6 photos = 40 DOM 16-19 photos = 36 DOM 20 photos max=32 DOM Price as a percentage of the Original Price also showed a direct correlation. 1 Photo = 91.2% of Original Price 6 or more = 95% of Original Price How your listing appears to potential buyers before they even set foot in the door is crucial. Make sure that your listing photos look their best and will generate the most traffic.

Home Staging- It's not just for Vacant Homes Anymore!
. Do you have any listings that look like this? I am offering a limited time introductory special price for an owner occupied two-hour consultation of just $250.00.
What you'll get: Designer will walk through the listing with client and or agent to make recommendations and provide a written report/punch list to include: Repair, maintenance, painting (color selection), upgrading, de-cluttering, furniture layout recommendations, art work re-hanging, re-accessorizing, window treatment and lighting recommendations etc- a complete make over!
Here's what one client said about the "makeover":
"I
recently had one of my listings Staged by Allegra of Styled &
Sold, a member of Active Rain. (I found her on ACTIVE RAIN !) What
she did with this home and what followed, REALLY BLEW ME AWAY!!
I
put this house on the market on Good Friday and by EASTER Sunday (2 days
later) we received a FULL PRICE NON CONTINGENT CONTRACT with NO
CONCESSIONS and the Sellers Preferred Settlement Date! I am convinced
that it was the Staging we did prior to putting it on the market".
PS Styled and Sold ended up doing the "make over" for the neighbors and the Realtors house even though they weren't moving!

Results from a Two Hour Consultations These photos are the result of a 2 hour consultation using what the clients had, a coat of paint, some rearranging and de-cluttering. The home sellers were motivated and did most of the work themselves but Styled and Sold can do some or all of it including trade referrals, shopping and re-accessorizing. Thus, the Realtor could focus on selling the house.
