According to the 2008 Remodeling Cost Vs. Value Report released by National Association of Realtors, enhancing curb appeal is the one feature of a home that will give you the biggest return. Last year, homeowners recouped more of their investment at the time of resale for exterior improvements than any other area of the home. Today's buyers have much more to choose from in the way of inventory. If you want to be competitive in this market; a home for sale must make a positive first impression.
A well maintained home with beautiful landscaping suggests that a home has been well taken care of and loved; it increases the perception of the value of the home. If your property for sale is attractively landscaped and well cared for, prospective purchasers will walk in with a pleasant feeling of expectation that the interior will match up. If the landscaping is amateurish, unkempt or non-existent, people will be on guard for potential problems inside.

Curb Appeal Check List
· Give the front door and shutters a fresh coat of eye-catching paint
· Replace mailbox
· Replace house numbers
· New door hardware (Handle and knocker)
· Welcome them in with a new doormat
· Add seasonal planting on either side of steps creating a sense of entry
· Window boxes with colorful flowers cascading out are jewelry to your home
· Mulch, mulch, mulch! (Check Craigs List and tree services for free mulch)
· Rake and mow
· Trim bushes and hedges; specifically anything that is blocking the view of the house, windows or doorway
· Trash cans out of sight
· Hoses out of sight
· Recycle bin out of sight
· Kids toys put away
