Maximize Your Real Estate Profits A home is an investment but it is also a marketable commodity just like any other product for sale. The listings that are currently seeing the most sales and rental activity are the ones that show well, the cream of the crop. Did you know 87% of home shoppers begin their search on the Internet? How your listing appears to potential buyers before they even set foot in the door is crucial. It may seem counterintuitive to invest money preparing a home for sale when it is in fact the wisest thing to do to sell faster and net higher profits. Statistical data confirms that homes that are properly merchandized sell faster and for more money than homes that are not. Before you reduce the price, you can invest a fraction of that cost in making your home more marketable.
Professional Home Stagers are experts who can guide you through and streamline the process making it stress free, ultimately you can expect greater returns. When hiring a Home Stager, make sure they are professionals. Ask to see their portfolio, testimonials, and credentials and find out what qualifies them to call themselves a Home Stager. Get references.

Thinking Outside of The Box
"If you continue to do what you've always done, you will continue to get what you've always gotten."
The year-end reports for home sales in our area are in and they confirm what we all dreaded, The Hamptons were able to stave off for a time but are not immune to the economic crisis that has spread across our country.
I have been reading the suggestions of seasoned Real Estate professionals who are advocating that home sellers must be more realistic with their prices. I concur. It is time to get realistic and reduce prices accordingly.
Rick Hoffman, regional vice president for the Corcoran Group was quoted in 27east.com as saying: "It used to be location-the adage of what's the most important thing in real estate-now it's value," Mr. Hoffman said. "It's the psyche of the buyer. They read about the market and they think prices should be way down. It's the psyche of the buyers in everything now: Bergdorf's, car dealerships, everything. They want a good deal."
What constitutes a good deal? Lower price, certainly but, what about the perceived value? Price is an important factor in making a buying decision, but so is perception of value. Buyers may be looking for a good deal, but there are other methods you can use to communicate the VALUE message to clients. At the same time, you should be able to communicate to your sellers, that it is possible to increase the perceived value of their homes rather than decrease the actual selling price of their homes.
"The cost of Home Staging is always less then your first price reduction".
