The year-end reports for home sales in our area are in and they confirm what we all dreaded, The Hamptons were able to stave off for a time but are not immune to the economic crisis that has spread across our country.

I have been reading the suggestions of seasoned Real Estate professionals who are advocating that home sellers must be more realistic with their prices. I concur. It is time to get realistic and reduce prices accordingly.

Rick Hoffman, regional vice president for the Corcoran Group was quoted in 27east.com as saying: "It used to be location-the adage of what's the most important thing in real estate-now it's value," Mr. Hoffman said. "It's the psyche of the buyer. They read about the market and they think prices should be way down. It's the psyche of the buyers in everything now: Bergdorf's, car dealerships, everything. They want a good deal."

What constitutes a good deal? Lower price, certainly but, what about the perceived value? Price is an important factor in making a buying decision, but so is perception of value. Buyers may be looking for a good deal, but there are other methods you can use to communicate the VALUE message to clients.  At the same time, you should be able to communicate to your sellers, that it is possible to increase the perceived value of their homes rather than decrease the actual selling price of their homes.

"The cost of Home Staging is always less then your first price reduction".




According to an article in Connections, a magazine by  The Women's Council of Realtors, Staging provides a 349% return on your investment.

 This home, staged by Styled and Sold, sold in Oct. 2008 to the first person who saw it for 6% more than the listing price suggested by Realtors with a Staging   investment of only $10,000.
