What happened to Dan & Roxie?
Some of you may have gotten a little concerned when you didn't receive an August newsletter and even more concerned when you didn't receive one in September either and you've been wondering what happened to Dan & Roxie?
Well the good news is we're OK. And the even better news is we've purchased a house on 1.25 acres that we'll be calling home come this weekend! As all of you who have purchased homes know there is always some stress and unexpected turns in the purchasing process. Well, for us that would be an understatement!
We'll give you the "supercondensed" version of our purchase, and we must start with a great big thank you to Jerin Dunham of Ace Mortgage for holding everything together when it seemed like we'd never get the deal done, "Thanks Jerin!"
We found this place (it was a bank-owned foreclosure property), put in an offer, were told another party put in a higher offer, raised our offer, got a counter-offer from the bank (their full asking price) and countered back only to find out that someone offered full asking price and the bank accepted. Next, we looked at another property and were ready to put in an offer only to find the manufactured home was to old to qualify for our financing. In the meantime, the first place continued to show up online so I called the realtor and found that the deal had fallen apart and it was available again but we would be one of three parties putting in an offer with no chance for a counter-offer.
Our offer was accepted, we had the 10-days for home inspection and when our 10-days were nearly up the bank came back and said they needed a 5-day extension to take care of items that had to be repaired for financing to be approved, of course we said no problem. Then things started to get interesting...
- we were scheduled to close on July 15 - the bank took 21 days to fix the problems on the property.
- financing didn't come together as planned - we finally got keys at 4:00pm on August 15!
- in the meantime Dan & his step-mother planned for him to surprise his dad for his 78 birthday in Washington state (we would have had a month to get the place ready and we'd move when he got back).
- remodeling proved more extensive than we had planned and we will be moving with the kitchen and both bathrooms only partially completed.
The important thing is that we finally have a place that we can call home that is our's (well, our's and the bank's) and there's room for the horses and the dogs and our chickens. Oh, and it's big enough that we can even do some entertaining too!
