Happy New Year! Here I am at the Hilton Waikoloa Village on the Big Island in Hawaii. We had a Mundy Family reunion over the Christmas Holiday- 18 of us in all. I played plenty of golf, snorkeled and as you can see, enjoyed my share of ono grinds (that means good food in Hawaii!) Be sure to tune in to this month's audio message. | Results of Christmas Charity Drives |

United Country-Northern New Mexico Real Estate, Inc. donated $675 plus matching donations from you, to the Chama Valley Chamber of Commerce Christmas Box drive. The "Christmas Box" contains a complete Christmas Dinner with gifts. The box is delivered to homes of the many needy families in the Chama River Valley.  United Country-Northern New Mexico Real Estate, Inc. donated $600 plus matching donations from you to the Chama Valley Humane Society. The society provides no-kill solutions to reduce the population of homeless cats and dogs by sponsoring a spay and neuter program for companion pets and feral cats. They also work with regional shelters and foster homes to rehabilitate and re-home animals, and they educate the Chama River Valley about responsible pet ownership. A giant Thank You to all those generous people who participated with us in these Christmas Charity Drives!

When you start the process of interviewing a real estate agent to list your property, there are numerous questions to which you will need detailed answers in order to make the best choice.

1. What message will be conveyed to the Public about my property and about you, my Listing Broker?
There are three choices; No Message, Wrong Message and the Right Message!
A lot of advertising and marketing messages are really NO Messages at all - just business cards, address, description, and price. This type of advertising lacks differentiation and lacks reason to respond now.
Then there are Wrong Messages. These are boring and plain vanilla, not focused on the buyers' needs, desires, and interests. Again, they lack differentiation and a reason to respond.
The RIGHT Message is something exciting, bold, interesting, different and structured to produce an immediate response. In other words, I want the prospective buyer to easily answer this question: "Why should I choose this property over any and every other property available to me?"
2. To whom will you market my property? In other words, the "Who" is even more important than the "WHAT!"
Most advertising and marketing is UN-focused - mud thrown against the wall - and therefore loaded with costly waste. When I move to TARGETED marketing aimed at and put together for exactly whom I want as "our" buyer, I can get more bang for our buck! My goal is to attract website traffic or otherwise connect ONLY with IDEALLY MATCHED prospective buyers who have a strong interest in our type of lifestyle here in the Valley and specifically, in your property. 3. What Media will you use to get the message into the hands (and minds) of those Targeted Buyers?
No media is inherently good or bad. Newspapers, radio, TV, websites, magazines, postcards, or imprinted snow scrapers - all are tools - and like a hammer, it depends on what it's used for and the way it is used.

Valley Market Statistics |

It's a Buyer's Market, for sure!  Chama Title Company reported 5 transactions in December (2008) compared to 10 transactions in December of 2007 and 15 transactions in December of 2006. The Land units include lots, undeveloped, recreational land, farms and ranches. Majority of units sold acreage is between .5 to 15 acres. In 2006: 70 Land Listings - 58 Sold (82% inventory sold) In 2007: 80 Land Listings - 35 Sold (43% inventory sold) In 2008: 175 Land Listings - 42 Sold (24% inventory sold) Looks like our 2008 sale units stayed at 2007 levels but with a more than double increase in inventory. I attribute the inventory increase to the Canyon Ridge and Ticonderoga projects coming onto the market. On all projections, it does look like another rocky road for the real estate market. When financing approval criteria loosened in 2004 or so, it allowed conventional lenders to finance in our non-conventional market. Now all those little exceptions are out the window, so our properties do not fit into the little boxes with our comparables being too far away or properties remaining on the market too long making our financing options rather bleak. Note to sellers!! Owner-finance if you are able....you will triple your odds of getting a sale in 2009!

It is important just as important to appreciate and understand the history of our previous Spanish & Mexican governments since it is the foundation of our current practices and traditions. The Spanish brought with them the governmental administration of imperial Spain, which meant that all the ponderous weight of Spanish bureaucracy was brought to bear on New Mexico. However, the harsh frontier condition certainly modified the tedious Spanish-style administration. The Council of the Indies, established in 1524, was the governing body of the Spanish colonial empire with supreme authority in every sphere of government. The Spanish colonies in the Americas were divided into four viceroyalties: New Spain, Peru, Buenos Aires and New Granada. New Spain included New Mexico, southern Colorado and part of Texas. Each of the viceroyalties were governed by a viceroy who was endowed with all the prerogatives of royalty and was considered the alter ego of the King. The Royal Audience, established in 1528, with its location in Mexico City, was the body exercising judicial functions. In 1560, a second Audiencia was established in Guadalajara.  In order to strengthen military defenses, a frontier military district, called the comandancia general was created in 1776. The comandante general was the highest official in the interior provinces. In most matters, he acted independently of the viceroy and communicated directly with the King through the Minister of the Indies. His duties were primarily military, but he also had authority over the political governors and judicial authorities. Civil and military authority resided in the office of the governor. The first governor of New Mexico was Don Juan de Onate, whose contract with the King for the colonization of New Mexico provided he should have the title Governor and Captain-General. The contract further provided that his heirs for two generations should also hold the office of the governor. When Onate resigned in 1607, his son Cristobal succeeded him and father and son were in charge until the winter of 1609-1610 when a new appointee, Pedro de Peralta arrived. After this time, the administration of New Mexico was based on general colonial legislation instead of specific contract. The governor was now appointed by the Viceroy and served three to five years. He had the authority to do everything necessary to assure the proper functioning of the provincial government. He also served as the chief judicial officer and in routine matters, he sat as an appellate court. The governor's decisions were appealable to the Audiencia of Guadalajara, but with the great distance between Santa Fe and Guadalajara, such appeals rarely occurred. After Santa Fe was established as the capital, the governor became responsible for the maintenance of official archives in accordance with the regulations and practice of the Spanish administration. He kept copies of all the reports constantly being sent to the viceroy in Mexico City, and then copies of the instructions sent back from Mexico City, copies of the reports sent by the governor to the local officials, the alcalde mayores or alcaldes ordinarios and the reports returned by them. Land titles and conveyances were also registered in Santa Fe.

Hi Christie and Anna,
I was up to the Canones Creek house for one night last Thursday and everything is in good order. The moon and snow are beautiful! Thank you both for your personal  attention on my listing. The process feels well managed, thanks to your care. I think we did pretty well for the first year. I felt completely comfortable with everything. I also want to complement the housekeeper. The house is clean and household articles/furniture are nicely arranged and displayed.
The driveway is 100% clear. My neighbor and snow plower is getting a big snow blower to make sure the driveway stays 10' wide for the propane truck.
We will keep the house "open" all winter for our use and in case any rental customers come along. (I don't remember if you still take reservations during these months or not.) As usual, I turned off the well pump at the main breaker box, turned the heat to the lowest setting, and put the hot water heater on "pilot".
