| CAMP COLORADO IS HERE!
Camp Colorado: Building Blocks for Success, HFHC's annual conference retreat for affiliate staff, volunteers, and board members commences on May 14 in Estes Park. The theme of this year's conference, Building Blocks for Success, is drawn from Habitat International's Quality Assurance Checklist. Three days of workshops will address all portions of the checklist.
The conference opens with an Executive Director retreat on May 14th, allowing affiliate Directors to reflect and rejuvenate upon the work of their affiliates.
Along with workshops, the conference will include a networking cafe, an exhibit hall showcasing professional service providers and products, and an awards dinner.
As part of the conference, we would love to have affiliate prizes to give away again this year. Please consider participating in this aspect of the conference by having your affiliate contribute to the fun- who knows, someone from your affiliate could be a winner of a great prize!
Some of last year's stand-out contributions included:
· A genuine lasso from Wyoming
· A selection of Boulder businesses: Crocs, Celestial Seasonings, etc.

HFHC, Constant Contact Partner to Provide Affiliates Affordable, User Friendly eMarketing Subscription
Habitat for Humanity of Colorado is excited to announce a new business partnership with Constant Contact, an industry leading email marketing software. This partnership allows affiliates to sign up for a Constant Contact account through HFHC.
Non-profit organizations get 20% off a six month prepaid account and 30% off a one year prepaid account!
Constant Contact is a great way to manage email correspondence with your donors, board members, volunteers, and anyone else you may send mass emails to. The most applicable use of the program to Habitat affiliates is the email newsletter feature. You can create and send professional looking newsletters using hundreds of templates. In addition, you can manage different newsletter contact lists so donors, volunteers, and board members can all receive a newsletter tailored specifically to each group.

Ms. Kirkpatrick, Executive Director of the Colorado Department of Local Affairs, won the donation to be designated to a charity of her choice. May Building Block for Success
Section 4: Human Resources-
Habitat affiliates ensure that there are adequate human resources to accomplish the mission.
Volunteers: Affiliate has liability waivers signed annually by all volunteers, including construction volunteers, and retains for one year beyond expiration of the statute of limitations.
Rationale:The Release and Waiver of Liability can be an effective tool for management of risk for the Affiliate and HFHI, and informs the volunteer of the dangerous nature of the construction site.
The Volunteer Accidental Medical provides no-fault insurance for the volunteer if he or she is injured. The affiliate is also strongly encouraged to obtain Volunteer Disability Insurance. This protects HFH from lengthy and expensive litigation that would drain funds from its charitable mission, and from which the volunteer might not recover damages anyway.

Legislative Awareness Campaign Grows
Thanks to Habitat families from around the state, some great speakers, and the sponsorship of Federal Home Loan Bank of Topeka, HFHC's two part 2008 Legislative Awareness Campaign attracted even more participation than last year. The campaign kicked off with a luncheon at the First Baptist Church of Denver, across from the State Capitol building, and was followed by events around the state hosted by affiliates. Governor Ritter even proclaimed April 19th, Habitat Builds Colorado Day.
At the legislative luncheon on April 9th, 26 legislators and their staff ate lunch and mingled with Habitat homeowners from across the state. Melissa Kerbs, a future Habitat homeowner shared her story of hope for her family's future now that they will be able to enjoy the stability of a home. Rep. Jim Riesberg also spoke, giving a moving speech about the benefits of homeownership and volunteerism. Brad Hodges from Federal Home Loan Bank of Topeka also shared with everyone FHLB's commitment to affordable housing, pointing out that nationwide, FHLB is Habitat for Humanity's single largest donor.
Habitat Builds Colorado Day, the second installment of the campaign, took place on April 19th. This year 23 affiliates organized events to invite elected officials to learn about Habitat's contribution in their local area. Some HBCD events are still on the calendar for May, as some affiliates were not building in April. |

Two HFHI Youth Program Grant Deadlines
HFHI's Youth United Urban grant deadline is May 5th. This grant is intended to help affiliates with a service population of one million or more create a Youth United Program.
The Service-Learning Partnership grant provides funds for an affiliate and local school to set up a service-learning project for students. The deadline for applications is June 2nd.

FHLBank Funding Available!
Funds are still available for the Federal Home Loan Bank of Topeka - Affordable Housing Program 2007!
$7,000 per home for 64 homes, 32 homes in rural areas/32 homes in urban areas. Funding is available on a first come, first serve basis. Call HFHC for funding availability 2-3 months prior to closing on homes.
Grant Period: October 1, 2007 and ends October 30, 2009
Guidelines/Requirements:
-
Homes must close during grant period (10/1/07 to 10/30/09)
-
Selected homeowners must be at or below 50 % area median income (AMI) & first time homeowners.
-
Grant may not be used in conjunction with any other down payment assistance grant disbursed through HFHC.
-
FHLBank must receive promissory note and recorded deed of trust from affiliate 60 days after disbursements of funds
Targeted Ownership Program and Rural First-time Homebuyer Program funds also available!
Affiliates are also eligible for funding from the FHLBank Targeted Opportunity Program and the Rural First Time Homebuyer Program.
TOP Program Description
The Targeted Ownership Program (TOP) is a down payment assistance program designed to help first-time homebuyers with disabled household members purchase a home. Your affiliate is eligible to access TOP funding to assist disabled first-time homebuyers in your community. In 2008, the FHLBank TOP funds are available from Feb. 1 through Aug. 31, 2008.
Eligible homebuyer requirements:
- Household must include a person with a disability;
- No cash back at closing;
- Have an income that is 80 percent or less of the area median, based on income of all household members;
- Complete a homebuyer education/counseling program prior to receiving the funds;
- Provide a minimum down payment of $500; and
- Have an income not based on a temporary condition (such as a full-time student).
The maximum TOP subsidy per household in 2008 is $4,000 and funds are available on a first-come, first-served basis! To apply, affiliates must have a prospective first-time homebuyer identified and must provide documentation that the buyer is TOP-qualified (disability status for at least one member of the household must be provided). RFHP Program Description The Rural First-time Homebuyer Program (RFHP) is a down payment assistance program designed to help first-time homebuyers in rural areas purchase a home. Rural affiliates are eligible to access RFHP funding to assist first-time homebuyers in rural areas you serve. In 2008, the FHLBank RFHP is available in six monthly offerings beginning in March 2008.
Eligible homebuyer requirements:
- No cash back at closing;
- Have an income that is 80 percent or less of the area median, based on income of all household members;
- Purchase a home located in a rural area;
- Complete a homebuyer education/counseling program prior to receiving the funds;
- Provide a minimum down payment of $500; and
- Have an income not based on a temporary condition (such as a full-time student).
The maximum RFHP subsidy per household in 2008 is $4,000 and is distributed on a first-come, first-served basis! To apply, rural affiliates must have a prospective first-time homebuyer identified. After an extended process of nominations and voting by affiliates over the last several months, Habitat for Humanity of Colorado would like to formally introduce our new board of directors. Free Training on the New Colorado Common Grant Application (CGA)
