It's a Great Time to be a Seller
We have officially entered fall, but Buyers are still out in force. It's a smart time to list.
At RE/MAX of Boulder, closed sales were up 21% in September 2012 over September 2011, and new contracts written were up 29%. The number of showings has doubled over this time last year and inventory of available homes on the market is down 24%.
If you would like to sell, but are concerned that you will have to wait until after the holidays to find a buyer, my advice is to take advantage of current conditions and go on the market now. Questions or ideas about how to make these market conditions work for you? Call me anytime.

EnergySmart Rebates
With winter approaching, consider taking advantage of rebates from EnergySmart. Get up to $700 in rebates while making your home more comfortable and energy efficient in three easy steps:
Step One: Get an Energy Audit. When you book your energy audit through EnergySmart, you will receive a discounted rate of $120. The inspector will audit your home to show where you are losing heat. The least expensive and most effective solutions are generally insulation and caulking.
Step Two: An EnergySmart Adviser will study your energy audit and make recommendations for improvements, provide a list of recommended contractors and help you obtain your rebates. There is a Federal grant that pays the cost of the EnergySmart adviser. The EnergySmart adviser will easily help you recoup the cost of the $120 energy audit through rebates up to $700. If you decide to make more expensive improvements such as new windows or a new furnace, EnergySmart and Elevations Credit Union are working together to offer Elevations Energy Loans with interest rates as low as 2.75%.
Step Three: Have the recommended improvements made and enjoy comfort and savings this winter. The EnergySmart Grant expires in May 2013, so now is the time to take advantage of this program.
