The Market Continues to Roll A year ago I was reporting that the market had started to slow for the fall and there were fewer sales than the prior year, but prices were stable or up slightly. In 2012, I have been consistently reporting that market activity and median price are up and this September the market continues to be active and has not slowed at all. Single family homes and attached dwellings in Boulder County in 2012 on average are up across the board including higher median price, lower average time on market, and higher sales volume (up over 26%). A year ago the 30-year fixed rate was 4.5% and this year it is 3.5%. Higher rents combined with lower interest rates have driven the market in 2012. With the market continuing to move as we enter Fall, this is a good time to be a seller.  

 

If you are staying put, the word of the day is "refi." With rates being so low, now is the time to lower your payment and/or cut years off your mortgage. No matter what your situation, I'm here to make the market work for you. Contact me for advice anytime.

Fall Check List
 

Sprinkler system  Have your sprinkler system blown out in order to prevent it from freezing and leaking.   

 

Caulking and weather stripping  Inspect the caulking and weather stripping around windows and doors and check for cracking and peeling.

 

Ceiling fans  Reverse the direction of ceiling fans so the blades turn clockwise, forcing force warm air around the room.

 

Furnace Have your furnace tuned including changing the filter and making sure the thermostat is working.

 

Heating ducts  Ducts should be cleaned every two years.

 

Smoke alarm and carbon monoxide detectors  Test smoke alarms and carbon monoxide detectors and install fresh batteries.

 

Gutters  Clean your gutters to prevent clogs that can cause rainwater spill over or back up and freeze.
