Flatirons

I was gratified to be recently recognized as a Top Five Producer here at RE/MAX of Boulder. Not only is RE/MAX of Boulder the top office in Boulder County, it's also the #1 RE/MAX office in the country.

Hi all,

Here's my quick take on current market conditions:

  • Sales increased in the last two quarters of 2011 compared to the previous year, and have continued into the first part of 2012.
  • Inventory of current properties for sale is low right now, creating an increased sense of urgency in buyers.

These are positive signs that the market is picking up steam and will continue to improve into spring. The current market presents lots of opportunities:  For buyers, low interest rates make now a good time to buy. For sellers, low inventory and motivated buyers make now a good time to list. I also like what I'm hearing from commercial brokers:

  • Leasing to technology companies is really heating up in Boulder and space is getting tight. One broker I spoke with said he's working with a company that's doubling in size, from 60 to 120 employees.

As we see job growth in Boulder County, the effect will be price increases in both commercial and residential realms.

Boulder Tops National List for Most Bike-Enthusiastic Cities

Great for real estate - Boulder leads another cool top 10 list.  Priceonomics.com has named Boulder the Top City for Bicycling in America. In addition to Denver (No. 9), Fort Collins (No. 17) and Colorado Springs (No. 31), the list  was dominated by West Coast cities in Oregon and California. In fact, the Oregon cities of Bend, Portland, and Eugene rounded out the top four.

The site also noted that college towns including Boulder have large used-bicycle markets. It said well-educated cities tend to have more developed bicycle markets, but was unable to completely explain what drives a city to take up biking, considering the possibility that a liberal arts major, culture or government policies were contributing factors.

Boulder, Denver and Fort Collins also made Priceonomics.com's Fixie Index, referring to the use of fixed-gear bikes, landing No. 13, No. 19 and No. 22 respectively. Denver has the 7th largest used bicycle market.
