Market Outlook 
The real estate market is basically flat in Boulder County, which in the current economic environment is good news. Boulder continues to be a very stable market where investors feel comfortable riding out rough economic times. Sales of residential rental properties are up 12.5% in 2011, with one third of sales involving cash buyers. Other indicators of strength: 
  • Boulder has one of the lowest rental vacancy rates in metro Denver, with the University Hill neighborhood at just 0.4% vacancy.    
  • Boulder continues to garner top spots in national rankings, recently coming in at number one on The Atlantic's "20 Most Economically Vibrant College Towns."    
  • Colorado and nearly all of its seven metropolitan areas improved their rank on the Federal Housing Finance Agency's House Price Appreciation Rates index in the second quarter of 2011. Boulder's placement improved from 173 in the first quarter to 81 in the second quarter and it was the only Colorado metro area that saw an actual appreciation (+0.12 percent) of home prices quarter-over-quarter.  
Winterize 
My kids and I have it pegged - Colorado's winter weather arrives just before Halloween. This year it looks like business as usual.  Here's a quick check list to get your home ready for the season.

 

Sprinkler system  Have your sprinkler system blown out in order to prevent it from freezing and leaking.   

 

Caulking and weather stripping  Inspect the caulking and weather stripping around windows and doors and check for cracking and peeling.

 

Ceiling fans  Reverse the direction of ceiling fans so the blades turn clockwise, forcing force warm air around the room.

 

Furnace Have your furnace tuned including changing the filter and making sure the thermostat is working.

 

Heating ducts  Ducts should be cleaned every two years.

 

Smoke alarm and carbon monoxide detectors  Test smoke alarms and carbon monoxide detectors and install fresh batteries.

 

Gutters  Clean your gutters to prevent clogs that can cause rainwater spill over or back up and freeze.
