Recent work on two homes in East Cobb showed us that last year's floods aren't over for everyone.
After the floods, many homeowners sought estimates from local waterproofing companies. While local waterproofing companies provide excellent service, the cost of a new high-tech system was out of reach for some homeowners impacted by flood waters. Like many of their neighbors, when faced with choosing between the cost of repairing interior home damage or a big-ticket waterproofing system, the East Cobb homeowners chose to "wait and see" on the system.
"Wait and see" just doesn't solve a basement water problem, because, well... gravity works. Water establishes and flows down along a path until it finds an opening. Once it finds its way into your home, it keeps pouring in and creating even more damage, inside and out.
We found that path for our customers and made the necessary outside repairs to manage the water and direct it away from the East Cobb homes.
How Water Problems Start
When a good contractor builds a house, he applies waterproofing (tar or liquid asphalt) to the foundation wall and then installs a drain line, made of corrugated pipe, along the foundation wall. He places a 'sock' over the pipe, surrounds it with rock and then back fills the area with soil. Terrain or elevation may change the process somewhat, but this is the basic principle.
The next step is to connect down spouts to the pipe or run them along side it. All of this should extend downhill, away from your home without dumping excess water on your neighbor's yard.
Quality builders have used this process since the beginning of construction. However, during the decades of construction boom this process was overlooked in building codes or simply not enforced. Furthermore, over time, homes settle and soil settles, erodes, or washes away.
These changes impose a burden on original waterproofing. Heavy downpours carve new inroads into your home, resulting in flooded basements or crawl spaces.
