May 2011
President's Message

Greetings!

Can you believe it!?!? Our new pool and tennis area is almost complete and ready to open. Before I thank anyone involved with this successful project, I must first thank Mother Nature. Wow; what a perfect fall, winter and spring to complete a significant project such as ours.

Please plan on attending the Open House scheduled for Saturday May 14th between the hours of 4 p.m. and 7 p.m. Your HOA Board and Metro District welcome you to walk through and enjoy firsthand the facilities located at your new Heritage Greens Swim and Tennis Club. Come check it out! I think everyone will be amazed with our new facilities. We will be providing beverages and hors d' oeuvres during the open house.

Several members of the HOA Board and HG Metro District Board recently performed a walk-through of the entire common area construction project to ensure we are still on track for a May 1st target date for "substantial completion". Once the contractor has declared substantial completion, we will be performing additional walk-throughs to identify and follow-up on the "punch list" items that need correction and completion. As I write this letter everything at the facility appears to be constructed and implemented as designed. However I assure you there will be punch-list items to be addressed during the first few weeks of May. As you may be aware, this is a typical process to be performed during any construction project. Also take note that there will be several ongoing enhancements to the common area landscaping immediately after the project is "complete".

The HG Swim & Tennis Club rules, regulations, membership guidelines, guest use and facility use plans have been drafted and are currently being reviewed and vetted by our insurance agents, the Metro District Board, their legal counsel and our legal counsel. We will communicate this information the moment it is approved and published.

Since the facilities will be open and in use before the next HG newsletter I do have a couple of items I would like to immediately address with HG neighbors.

First, the rules, regulations and facility use plans that are being implemented are not set in stone. The HOA Board has spent countless hours over the past 18 months attempting to visualize, plan for and address every desire, scenario, expectation and issue that may present itself during use of the facility. Quite a daunting task... if I may say so! However, while we have dealt with security, memberships, access controls, light pollution, noise issues, swim team, yoga classes, parking, landscaping and so forth, I am sure we have missed something. We will adjust the rules and regulations as needed.

Second, this is YOUR facility. Please treat it as such and help us prevent abusive and destructive behavior while using the facilities.  We will have video recording surveillance, 24 hour ADT security and other security  programs in place. However please remember the lifeguards are hired to "watch the swimmers" and provide some oversight of the facility. THEY ARE NOT BABYSITTERS. Do not expect the lifeguards to monitor activities away from the pool itself. We all need to monitor unacceptable behavior and use of our facilities. The tennis courts are for tennis - not rollerblades... the pool house is not a jungle-gym... the bar-b-que and kitchenette facilities are to be maintained by the users.

Back to my initial "thank you" announcement for volunteering on this project... on second thought... I will postpone my "thanks" until the next newsletter... provided the project finishes, the heater works, the pumps don't catch fire and the residents have not run us out of the neighborhood! Sincerely, I do want to thank the entire HG HOA Board and HG Metro District Board for bringing this project to a successful realization.  More to follow later.

Along with spring comes the great influx of architecture change requests (ACC).  Please remember to follow the published procedures and do not call or rely on HOA Board members to expedite or override your requests.  You may submit an ACC request through multiple mediums; download the ACC request form from the HG website and email, fax or mail it to ACCU.  Or you can also submit a request online through the HG website.  Please allow for up to two weeks for your request to be processed. These guys are volunteers and you would be amazed how many requests we receive and how much time the ACC Committee puts into reviewing and approving ACC requests.

The HOA Board put the annual property maintenance contract out to bid for 2011.  After reviewing 11 bids, we selected and hired JLS Landscaping to maintain all of our HOA common area properties. Check out their website and portfolios at http://www.jlslsc.com.

The next HOA Board meeting is scheduled for May 11th, 7p.m. to be hosted by Farro Italian restaurant.  We do want to thank Farro's for hosting our HOA Board meetings and other events over the past few years. They have been and continue to be great accommodating neighbors. A visit to the restaurant would be a great way for HG to say thank you.

Sincerely,

Chip Zodrow

Heritage Greens HOA President

Pool Rules

pool lanesHello fellow members of the new Heritage Greens Swim and Tennis Club!

I hope you are pleased with the beautiful results of the common area project.  After 8 years of thoughtful conversation and planning, we can all be proud of how this project turned out.  I want to put out a special thank you to all of the neighbors who live right around the common area.  They were particularly impacted by the months of construction, and I appreciate their patience throughout.  If you have a chance, please share your thanks with them as well.

Now on to business.  With the new pool opening soon, make time to review the rules and regulations below and discuss them with your children.  Everyone who plans to enjoy the pool must have a working knowledge of these rules and regulations. It will reduce confusion and conflict, and it will help ensure that the pool is a safe and enjoyable place for everyone this summer.

Thanks and I look forward to seeing you at the pool!

Jeff Smith

HAVE FUN, BE SAFE AND ENJOY THE FACILITIES!

Go Green! Reduce, Recycle, Reuse.

HG RecycleHG is going green!  We have formed a recycling committee to help educate homeowners in how to reduce, recycle and reuse.

Reducing is decreasing your impact on the environment; Reusing is taking items we no longer need and giving them to others who can; and Recycling is taking what we have used and putting it someplace other than a landfill. We know that with your help, Heritage Greens can make the Green in our name truly mean something.

REDUCE:  It is estimated that billions of discarded and empty individual water bottles are dumped in public landfills each year. These plastic bottles have been causing problems for the environment since their conception. We will have an H20 bottle filler at the pool so you can bring your own reusable bottles to the pool!

Compared to general service incandescent lamps giving the same amount of visible light, CFLs (compact fluorescent light) use less power and have a longer rated life. We are working on a plan to sell CFLs at a great price for you and as a fund raiser for the Swim Team. Stay tuned.

REUSE: Over the next few months, we will be collecting items that others can use. Soon we will be collecting towels & eyeglasses. We will also tell you of other things, such as out-of-date drugs, that can be recycled. Let us know if you know of an organization that can use items to help others.

RECYCLE: CFLs should not go in the trash.  The Big Tool Box will take your used CFLs.

All HG residents can get a yellow-topped recycle bin for free from Waste Management. Call 303-797-1600 to get yours today. Don't think you have room in your garage? Send us an email (recycle@heritagegreens.org) and we will respond with some ideas.

Electronic Recycling Day:Coming Soon! A great way to get rid of old TVs, VCRs, monitors, telephones, ink cartridges, cell phones, and more! Don't throw these away during your spring clean up.

Tennis Courts: Look for the bins to recycle your cans.

Please look for the green Heritage Greens Reduce, Recycle, Reuse symbol in each edition of the newsletter.

If you take a look at the Gator team records

you'll notice a name that recurs often - Missy Franklin.  Now Missy is setting American records, competing around the world for Team USA and working toward her Olympic goals in 2012.  It's hard to believe that just a few short years ago she was swimming 6 & unders for the Gators. Check out this article for more on Missy's achievements.

Tennis Court Update
tennis serve

The final phase of completing the tennis courts, applying the surface and painting the lines, is weather dependent. Several consecutive days of warm, dry weather of at least 70 degrees are necessary. Right now the target date for opening is May 10th. We will keep you informed when the courts are ready for play. We will also be issuing new keys soon. The first Saturday morning neighborhood men's tennis will be May 14th. Courts #3 and #4 will be reserved from 8 to 10am.

Thanks, Marty O'Brien

Centennial Code Update
Since the adoption of the Land Development Code (LDC) on April 19, 2010, City Staff have been working on developing a zoning map to implement the LDC. But this is not all that Staff has been working on. In addition to the zoning map, Staff has also been researching and developing several code modules that were identified through the rewrite process as subjects that either required additional discussion or development. The outdoor lighting code was identified as one such code module.Visit www.centennialcodeupdate.com for more information.
