NWP Services Corporation Introduces TotalCSA
 

TotalCSA is the first and only 100% Vacant Recovery solution available in the multifamily marketplace. This innovative new product identifies lease violations with respect to early shut-off of utilities within 24 hours of occurrence. Rapid notification allows owners to recover utility charges prior to a resident moving out through a final vacant bill. In contrast, the typical Vacant Recovery process fails because a utility bill is not generated until after the resident has vacated the unit.

Through a partnership with CSASecure®, TotalCSA ensures that eligible utility expenses are automatically tracked, billed to residents, uploaded to resident ledgers and collected by property staff. TotalCSA is very easy to implement and very user friendly. It helps owners and operators of multifamily housing communities increase Controllable Net Operating Income (CNOI) by as much as 30% through increased recovery of utility charges, while reducing the workload at the property.

CSASecure Observes Electricity Cutoff Law

There's some confusion in the multifamily industry about recent revisions in the law concerning interruption of tenants' utilities. Section 92.008 says:

a)      A landlord or a landlord's agent may not interrupt or cause interruption of utility service paid for directly to the utility company by a tenant.

b)      A landlord may not interrupt or cause the interruption of utility services furnished to a tenant by the landlord as an incident of the tenancy or by other agreement.

Used as intended, CSASecure does not violate this law. As a CSASecure user, you may continue to remove the community's name from any service address occupied by a resident as long as the community-not the resident-is paying for utility service.  CSASecure identifies residents who are responsible for utility service but are in violation of their leases because they have not enrolled for service directly with a utility company. CSASecure helps you stay within the law and helps your residents abide by their leases.
