Greetings!

After complaining about a rather wet spring , we are now complaining about the heat - summer has arrived with a vengeance with brilliant sunshine and high temperatures !

PROPERTY MARKET

I am frequently asked "How is the market ?" and my answer is simple - "we have traffic" or in other words we continue to receive enquiries mainly from UK and Germany. However it continues to be difficult to close sales as the gap between buyers ideas on prices and those of the sellers are usually quite far apart.

If your property is for sale and has been for many months - it is probably over- priced for the current market, especially if you are not having viewings. So owners should "sharpen their pencils"  !

TALKING ABOUT PENCILS !!!

In  Easyjet magazine I read an interesting article about Faber Castell who make pencils - are forecasting pre-tax profits of  € 520 million for this year. Perhaps I'm in the wrong business but I guess they have been in business since 1761

SAVILLS IN SURREY - RESEARCH SEMINAR AT THE RAC CLUB, EPSOM

I enjoyed a visit on Thursday June 16th to the RAC Club in Epsom, Surrey, at the invitation of Richard Winter, Head of Savills Residential in Surrey. A fascinating talk by Lucian Cook, Head of Savills Research, which highlighted the UK property trends.

Lucian has analysed UK property trends by counties showing Surrey as the market leader in terms of prices. Interestingly he also showed that high value properties continue to grow in value generally, whereas cheaper properties continue to struggle. To some extent this is exacerbated by age groups. The expensive properties are owned by older owners who have high equity in their property , whereas the younger generation find it difficult to raise the deposit or get a mortgage even if employed and stable. Hence lower value properties are attracting higher rentals but lower sale prices.

SAVILLS RESEARCH

Savills Research Seminar - Epson Surrey.

Attended by about 250 clients from the Surrey area and with an entertaining presentation by Rob XXXXXX, the BBC Sports Interviewer of 6 interviews of the many hundreds he has made over the years. Sir Bobby Charlton, Yvonne Corley (Goolagong), Sevy Ballasteros, and more. Nothing to do with real estate but fun !

JOKES

Found in the 'Motorcycles for sale' section of a Johannesburg newspaper

For sale, 2006 Suzuki GSXR 1000

The bike is perfect! Only done 7000KMS and has had its 1500KM dealer service. No falls/scratches. I use it as a cruiser/commuter. I'm selling it because it was purchased without the proper consent of a loving wife. Apparently "Do whatever the hell you want" doesn't mean what I thought !"

HORSE STORY

A guy is reading his paper when his wife walks up behind him and smacks him on the back of the head with a frying pan.
He asks, "What was that for?"
She says, "I found a piece of paper in your pocket with 'Betty Sue' written on it."
He says, "Jeez, honey, remember last week when I went to the track? 'Betty Sue' was the name of the horse I went there to bet on." She shrugs and walks away. Three days later he's reading his paper when she walks up behind him and smacks him on the back of the head again with the frying pan.
He asks, "What was that for?"

She answers, "Your horse called."

Of course, there are plenty more properties to see on www.mjcassociates.net.

We hope to see you here in Mallorca soon.
