| Becoming A Vacation Rental Homeowner

The majority of us started as a visitor to the islands and eventually took the plunge to home ownership. However not everyone can make the transition into a full time resident, but still want to own a piece of paradise and that's where Royal Shell helps make that dream possible. Our job is to help offset your expenses during the times you can't be here while providing a memorable vacation destination for your guests.
Once you decide to rent your home to the traveling public, you have in essence become a hotelier and will be expected to provide many, if not all, of the features and services of a fine hotel.
· Should you decide to hire a property manager or vacation rental company, you must think of that entity as your front desk manager that ultimately makes them an extension or enhancement of your product.
· Guest services extend way beyond the booking of your unit and the collection of funds. Today's guest has many questions about the destination from amenities featured at the property, Internet access, things to do, places to eat, activities, local events and the list goes on and on. Your front desk should be readily available to answer these questions for the guest and take the time necessary to satisfy their needs.
· It is important to have a twenty-four hour emergency service available. As any homeowner experiences, not all emergencies wait until normal business hours.
· A well-appointed property not only means the overall décor, but also the not so obvious things like a well-stocked kitchen and good bedding.
· Today's guests are becoming very savvy on vacation homeowner rentals and know what they are looking for. If the experience in your home is positive, they will return many years over. You want your guest to feel at home and comfortable while using your property. This is where you should reflect on the time you were a guest and think of your expectations when vacationing in a rental home.
· Owning a vacation rental home is a great option when making the decision to buy property on the islands. Rental income derived can make your home much more enticing to the next investor when you are ready to sell or upgrade. Remember to factor in the money you normally would spend renting an accommodation while on vacation will now be used as equity.

Celebrate Christmas Every Day Of The Year!

Red Velvet Cake Courtesy of The Bubble Room
Cake: 2 1/2 cups self-rising flour 1-cup buttermilk 1 1/2 cups vegetable oil 1-teaspoon baking soda 1-teaspoon vanilla extract 1/4 cup red food coloring 1 1/2 cups sugar 1-teaspoon unsweetened cocoa powder 1-teaspoon white vinegar 2-large eggs
TO MAKE CAKE: Preheat oven to 350 degrees. Mix together all ingredients with an electric mixer. Spray three 9-inch round baking pans with nonstick coating. Pour the batter equally into the three pans and bake for 45 minutes. Test for doneness by inserting a toothpick into center of cake. Cake is done if toothpick comes out clean.
Frosting: 1/2 lb. (1 1 /2 sticks) of butter, softened 1 lb. box confectioner's sugar 10 oz. cream cheese softened 1 1/2 cups chopped pecans *Optional: set some chopped pecans aside to garnish the top of cake
FOR ICING: Mix cream cheese and butter until smooth. Add sugar and mix thoroughly. Once smooth, add pecans and mix again. Frost in between layers of cake evenly first, then frost sides and top. Lightly tap the frosting with the back of a spoon to create soft peaks. Sprinkle the remaining chopped pecans on top of the cake for a true Bubble Room finished look.
