Fall has arrived and we are gearing up for our season and preparing for our seasonal friends and visitors to come to the Islands where the summer and vacation lifestyle really never ends!

|  | Why Now Is The Right Time To Build!

Have you noticed the new construction projects underway? Unlike other parts of the country,
building permits are up in Southwest Florida. Here are five reasons why now may be the best time to
build:
Interest Rates are at Historic Lows. Although construction loans vary
based on a number of factors, they begin with the prime rate. With a historically low prime rate
of 3.25% these rates have no where to go but up. Commodity Prices Low. As reported
in the Wall Street Journal, many of the materials associated with home
building, such as steel, concrete, glass and aluminum increased production
to keep up with world demand.
However, demand has slowed, bringing down prices. These prices will not stay low and
will rise as supply and demand adjusts. Vendors have never been more
negotiable. During the
boom consumers were at the mercy of subcontractors and suppliers who had plenty
of work and little time to negotiate. Now that climate has changed, vendors understand they
need to be flexible to stay competitive and keep home builders happy. Labor is cheap. With unemployment still high,
skilled and unskilled laborers alike have adjusted their fees in order to survive. A necessary move they will be quick to correct as conditions
improve. Building Codes are Getting Tougher. Each year through 2019 building code
requirements will get more stringent as part of Florida's Energy Efficient
Code which passed the Florida House in 2008. Be sure to work with a home builder that understands the
implications of these codes and has solutions in place.

Sea Turtle Hatchling  | My Facebook friend, Jerry, posted this awesome photo that his friends Les and Sandy took while doing their turtle watch on Sunday August 8th at 6AM for the Sanibel-Captiva Conservation Foundation on Sanibel. There were 80 total hatchlings.

Pam, iloveshelling.com, and her husband Clark joined us on a trip to Key West via the Key West Express Catamaran to visit the Gallery and Studio of Alan Maltz, Official Wildlife Photographer of Florida.
We were mezmerised by his work and his Gallery operation. We highly recommend visiting Alan's Gallery and Studio in Key West and now Alan's Gallery in our Royal Shell Building on Captiva!

Enjoy the Beach and The Sea While Dining. A Feast For Your Eyes and Your Tastebuds!
The Old Captiva House  |
Captiva Bouillabaisse Courtesy of The Old Captiva House at 'Tween Waters Inn
1oz extra virgin olive oil 1tsp freshly chopped garlic 1tsp minced shallot 2oz julienne red onions 3oz black grouper diced 2ea jumbo shrimp 3 ea little neck clams 4 ea green lip mussels 2ea large crab claws 1T tomato concassse ˝ cup of your favorite white wine 1cup clam broth 1T cold salted butter 1pinch crushed red pepper S&P TT yield 1 serving
serve over linguine (optional)
Method: In a large saucepan add oil under medium high heat, add crushed red pepper and cook for 1 minute. Saute garlic, shallots and red onions until translucent. Add mussels and clams first (they will take the longest to cook, about 3 minutes) then add the rest of the seafood and tomato concasse. Deglaze with clam broth, then turn the heat to med low and simmer for 2 minutes. Fortify with white wine. Finish the dish by adding the cold butter; this will help to thicken your creation and add richness.
Serve over Linguine and enjoy!
