 Island Real Estate Ripe for Tax Strategies

Savvy Sanibel and Captiva real estate investors are always looking for deals, and now may be the best time.  The Golden Rule of real estate investing has not changed - the profit is made by purchasing at the right price and not over paying.  The rule on Sanibel and Captiva has never been truer.  For buyers getting property at the right price, the tax laws have never been more favorable.

 


All investors, buyer, sellers and second home owners need to consider the unique tax laws and the opportunities that this economy offers to them. Currently, I would consider the following strategies when investing in Southwest Florida.

  1. Price - While the economy bounces around at bottom, this in an excellent chance to shop and find the right property at an excellent price.
  2. Capital Gains - The future of capital gains is in complete flux.  Congress and the President continue to waver on the future of our tax laws.  The current long term capital gains rate is 15%.  If no changes are made to the law, the minimum rate will be 20% and could be as high as 28%.  
  3. Sellers need to seriously consider selling this year to take advantage of the lower tax rates or consider a 1031 Exchange.  A 1031 Exchange will allow a real estate investor to sell their current property and roll the profits into a new property as long as it is of equal value.  This allows one to "swap" property.  You could use this to upgrade to a larger house or condo or go to a more advantageous cash flow property.
  4. Did you know you can buy real estate in your IRA?  Self Directed IRAs allow you to purchase investment real estate in your IRA.  The real estate cannot be used for personal use.   If you think that price is right and specific properties will appreciate, a real estate IRA can allow you to defer or eliminate all gains by completing the transaction inside the IRA.  I have written a free book on real estate IRAs at http://www.daveowens.com  if you would like to learn more.
  5. Consider Tenants in Common - Did you know that you can purchase real estate with a group of investors, and each person will own a percentage of the deed.  I know of a transaction recently on-island where a group of Fort Myers Physicians purchased a home.  They have decided to use the home for several weeks each year and rent the remaining weeks.

Planning for real estate investing is hard work but rarely have we seen the opportunities that exist as in today's market.   If you are considering real estate investing, sit down and look at your goals and then consult your team of experts to see what is available.  The old Nike saying has never been more true - Just Do It!

 Getting Ready to Go Back to School?  Your education can begin now with these green tips...

1. To get started, make a list of what you need. Make sure you don't already have them at home. Are there things you didn't use last year that could be called back into service this fall?

2. Computers, graphing calculators, printers---it seems like a lot of school supplies nowadays plug in or run on batteries. Two very important green tips:  Purchase rechargeable batteries instead of new, and invest in a Smart Power Strip. 

 A Smart Power Strip stops drawing electricity from appliances that are turned off, meaning you don't have to remember to switch the strip on and off every time. Sounds like something that could be useful all over the house, doesn't it?

3.  Look for backpacks, folders, notebooks and other school staples that are made of recycled and non-PVC materials. Some backpacks even have built-in solar panels to provide an eco-friendly power source to power your laptop.

4. Packing Lunches?  Did you know the average student's lunch generates 67 lbs of waste a year?  Some ways to reduce that waste...

Resist the urge to buy single-serve packages.  Instead buy chips, cookies, crackers, applesauce, carrots, yogurt, cheese, soup, and other food in bulk and pack them in reusable containers.  It is much more cost effective and less packaging is better for the earth.  

Also, remember to take juice or water in a reusable bottle; and put metal utensils, a cloth napkin, and your food and drink in a long-lasting reusable lunch bag or box.

Summertime Cool and Refreshing with a little Sizzle

Fresh Duck Confit Spring Roll

Fresh Duck Confit:
3 cloves garlic
2 sprigs thyme
2 Duck breasts (skin on)
2 lbs duck fat
Place all ingredients in a shallow roasting pan and roast in 250 degree oven for 3 hours. Remove and cool duck breasts then shred the meat with your fingers.
 
Sashimi filling:
1 carrot
1 green onion
1 tbls pickled ginger
1 tbls sesame oil
1 tbl  sweet chili soy sauce
1 cucumber
1 red bell pepper
1 red onion
2 small bunches of daikon radish sprouts
Cut all vegetables into fine julienne strips
Chiffonade  ginger and toss with remaining ingredients
and vegetables.
 

 
Banh Trang Spring Roll skins (Fresh rice skin wraps, not fried)
Moisten in water until soft.  Remove from water and lay on flat surface.  Place shredded duck meat (can substitute shredded pork or chicken or use no meat at all) and vegetable mixture laying in the same direction in center of rice skin and roll like a burrito parallel to vegetable and duck meat mixture.  Cut in half on a bias and serve with daikon sprout garnish and a
sweet chili dipping sauce* *Recipe below:

Sweet Chilli Soy:
2 cups Soy Sauce
1 roasted red bell pepper
2 Tablespoons Olek Sambal (Hot Chili Paste)
1/2 Cup Fresh garlic (minced)
1 cup brown sugar
1 cup honey
1 cup rice wine vinegar
2 cups sesame oil
Combine all ingredients and emulsify in high speed blender
