South Seas Style
Residential Mortgage Lending has undergone dramatic reform
in the past 20 months and perhaps no sector of the market has been more severely
impacted than condominium financing, Florida condominium financing in particular. Compounding the trend, our Federal
government through their proxies at Fanniemae, Freddiemac, FHA, USDA and VA
underwrite or insure nearly 86% of all home loans originated in America and
these agencies will not underwrite resort style condominiums with a special declaration
prohibiting financing of "condotels"; the very properties you may be
considering at South Seas! Well
that's discouraging or would be if the story ended here.
Our bank, Sanibel Captiva Community Bank, is chartered right
here on Sanibel Island and in true island style we view the world differently
than policy makers in Washington D.C.
We believe we understand value on the islands and we are
actively lending to our community.
Having never experienced a loss on a loan written in South Seas resort We look at our islands and see opportunity. We
love resort properties. Love them!
To be sure, there are differences between the loan products
we offer for South Seas properties and those loans we sell to Fannie/Freddie (we
too sell to the agency lenders). On
balance I think the underwriting is more sensible, the rates comparable, the
down payment requirements modestly lower and the experience more enjoyable (Does
anyone truly enjoy applying for credit?).

Pizza for Breakfast??......Take a break from the norm during Spring Break!

BREAKFAST PIZZA Courtesy of Keylime Bistro Catering on Captiva Island
1 tube crescent rolls
1 lb. pork sausage
1 c. frozen shredded hash browns
1 c. sharp Cheddar cheese
5 eggs
1/4 c. milk
Brown sausage. Pat crescent rolls into lightly greased 9x13 inch pan. Crumble on sausage. Add hash browns. Sprinkle on cheese. Beat together milk and eggs. Pour over the top. Bake for 30 minutes at 350 degrees.
