Are You Considering Selling at this Time?

As a Seller, here are some things that you can do to enhance the sale of your property and bring a better selling price.

 

  1. Inspections are a necessary part of the home buying and selling process.    A well-inspected property protects both the buyers and sellers from after-closing claims.
    • Fixing any home defects before the house goes on the market is a good idea.     
    • Brace and strap water heater, the law requires it.
    • Install smoke detectors each bedroom and at least one carbon monoxide detector in the house for safety
    • Fix all issues regarding safety  

 

.       2.  A Clean home shows and sells more quickly.    

    • Plan to paint
    • Have home professionally cleaned
    • Have rugs cleaned, if not planning on replacing  
    • De-clutter of all personal items
    • Staging can set the home for eye-appeal 

           

           3.  Curb Appeal  

    • Good landscaping -  pull weeds, mow lawns, trim all trees and bushes 
    • Place pots of colorful flowers on patio or entrance walkway

 

 What the Buyer's are avoiding are the more serious structural issues like mold and water damage.      The perception of value helps buyers overlook many problems, including a kitchen with poor layout or dated appliances.   

 

 Today's Buyer's want everything pristine and are looking for "Move-In" condition, even if your home is older, it should invite buyer's to make an offer. 

 

Aggressively priced houses in good condition continue to sell!

Mandatory CO Detector Installation for California Homeowners


Although the bill (SB 183) was signed into law in 2010, California residents must have carbon monoxide detectors in their homes as of July 1, 2011.

July 15, 2011...The CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.) applauds Gov. Jerry Brown on signing SB 458 (Corbett) into law.   SB 458 extends the protections of SB 931 (2010), to ensure that any lender that agrees to a short sale must accept the agreed upon short sale payment as payment in full of the outstanding balance of all loans.

Emergency Preparedness Committee (EPC)

 


EPC divides The Villages into 25 Sectors, each of which has one or more Sector Chiefs who organize and train several Area Representatives.    Within each sector is an EPC Aid Station, which contains first aid supplies as well as tools and materials for freeing persons who may be trapped beneath heavy objects.   During an earhquake in which EPC is activated, the aid station will become the base of operations.  Know the location of the EPC Aid Station in your Sector!

EPC is a Club Board committee that organizes and trains Villagers so that they can help each other in the event of a major emergency.
