Notification of Assessed Value
No later than the end of June, you should receive a notice from The County Assessor showing the January 1, 2010 assessed value of your home.  This value will be used to calculate your property tax due in December, 2010 and April, 2011.

Please look carefully at the line labeled Total shown before any exemption and ask yourself if you could have sold your home last January for this amount.  Because of the provisions of Proposition 13, many of you may think you could have sold your home for more than the total assessed value.   If you are among this majority, you need to take no further action.

If you think you would have had to accept less than the assessed value to sell your home last January, you can request an Assessor's valuation review by August1.  Request a review online.   It is important that a review request be filed as quickly as possible because of the potentially large number of requests.

You must have support for your valuation adjustment request.  The usual support is a list of the sales prices of comparable properties during the three months before and after January 1.   An estimate by a Realtor familiar with your area can provide this information for you.

Please remember that fair market value is always a range and there is no single correct valuation.  The tax rate is a little over one percent (1%) of the valuation thus, a $10,000 change in assessment will only reduce your taxes by a little over $100 for the year.

JUNE  FEATURED VILLAGES CLUB
The Villages Bocce Club, a member of the United States Bocce Federation is a social club of some 350 Villagers of all ages, with varying skill levels and physical abilities.

The Club invites members and non-members to its weekly social fun bocce games to encourage membership and to provide a venue for meeting and making friends.  Individual, partner, and team tournaments are conducted throughout the season, which runs from March through November, and are terminated with a social event at one of the Villages' Club Centers.

To help members and non-members learn and/or improve their game, the club conducts monthly bocce clinics.
