During season its tough to spend a day at the beach, as work tends to be a little more busy, but this weekend I did just that. It was perfect weather, the Gulf  was aqua green and dolphins were cruising by in the water. A  great day was  spent shelling, looking for shark's teeth and appreciating all the natural beauty of this area.  Just looking at all of the out-of state license plates this year-makes me think that other's feel the same way!

Below are numbers sold each month, and prices are average.

The total number of homes sold remained steady from December to January, while the number of condos sold decreased.However,the average prices also dropped slightly. In January, 1 home sold over the $500,000 mark, while in December there were 5 homes sold over $500,000. This is mainly due to slowing activity over the Holidays.
Land Swap Approved
 
Charlotte County Commissioners approved the first step toward approval of the Murdock Village land swap. There is a mandatory 30-day waiting period to solicit other offers, until the County signs off on the project. About 137.5 undeveloped acres would be swapped to Southwest Land Developers in exchange for 33.45 acres near the airport- which already has infrastructure in place. A sports and entertainment area bordering SR 776 in Pt. Charlotte would be developed if the project proceeds.  This would include a  27 acre downtown setting with shops, restaurants and multi-use housing, as well as possibly a waterpark. The county is requiring that the build-out time for the project be no more than 10 years.

DOWNTOWN BANNERS

There is a downtown Punta Gorda project that is placing banners on lamp posts to point to various sites around the city-along the main thoroughfares. The banners feature the hibiscus, the City's most well known flower. There will be a pedestrian map kiosk at Herald Court Centre with also a historic panel at the Blanchard House Museum.

Real Estate Websites

Zillow and Yahoo have merged their two sites with the goal of becoming the largest real estate network on the web.  The number of listings will rival Realtor.com, the largest real estate website , owned by the National Association of Realtors . Zillow will handle all real estate listings as well as all ads sold on both websites. Information on these mega-sites is not always accurate however. Mortgage Downpayments Rise

 

The Obama  administration announced earlier this month that  they want to raise downpayments on conventional loans to a minimum of 10% down.They want Buyers to have more of their own money invested to avoid the chances of people walking out on their mortgage debts that were bought with no money down.

The median downpayment is currently 20% for a conventional loan in the mid-Florida area. FHA and VA, which have loan limits of $300,000, require less money down but also usually have higher fees and interest rates. These loan downpayments are also expected to rise gradually.
