Please be aware that our company policy does not allow us to distribute a client's confidential financial documents to new buyers until all parties are under contract and covered by confidentiality clauses.  Identity theft is one of the fastest-growing crimes in the world, and our fiduciary responsibility to our clients demands that we closely guard their privacy.  Rest assured that all financials presented in our analyses are taken directly from the seller's trailing 12-month profit and loss statements. 

Once you, as a new buyer, have been vetted by us, we can be more flexible.  I'm sure you wouldn't appreciate having YOUR confidential business information sent out to somebody known only by an anonymous Internet address, would you?

We don't do pro-formas.  It wastes everybody's time.  If you cannot depend upon your broker to be enough of a professional to provide you with realistic numbers, we respectfully suggest that you need to find another broker to do business with.  All of the financials we're presenting to you will be verified by your own direct inspection of the seller's financial documents, which will be made available to you during your feasibility period once the property is under contract.
