Home buyers are continuing to show an increased interest in the Lake Tahoe real estate market. A trend I have noticed in home buying is that buyers are now showing more interest in higher price ranges of homes in order to get the kind of home they desire.  Because of the increased interest and resulting increase in home sales, we're seeing reduced inventory in homes for sale, including foreclosures.

Current Real Estate Figures

Homes sales in Lake Tahoe rose 12% in July. 2012 with 730 homes sold when compared to 651 sales in July 2011.  When you take in the news about increased home sales and increased interest in Lake Tahoe homes for sale you're going to continue to see fewer and fewer homes on the market.  

Another interesting figure to look at is the number of homes for sale on the market. We saw a decrease of 45% in this number with only 379 homes on the market in South Lake Tahoe in July, 2012 and 689 in July 2011. 


       Median Sales Price


The medium sales price is a good number to watch to see when home values are rising or declining. When evaluating the South Lake Tahoe real estate market sales statistics using the "medium sales price" it can be a bit confusing. The reason for the confusion is because there is a neighborhood called Tahoe Keys where many of the homes are on the water canals and some that are lakefront. These homes are selling for much more than the average home in the rest of the South Lake Tahoe area and raises the median sales price for the entire area. As we see more of the higher end homes sell the median sales price will start to increase.

Long time local favorite Evan's is my choice for Lake Tahoe Business of the Month. Every time I've stopped by for dinner it's been a great experience. My other August Business of the month is Lodging at Lake Tahoe. Renting either of their two lovely homes is a great way to experience Lake Tahoe and sample what living at America's Favorite Lake is all about. There is a great view of the meadow and the lake from the back deck at the Meadow Lake House.  Their 2nd home is a called the Escape Cabin which is a very short distance from the tram at Heavenly Valley Ski Resort. Not only is it steps away from skiing, there is also access to hiking and biking trails. Outside the front door is also a brand new restaurant, The Himmel Haus.
