Guiding Design
A Design Manual (often called a Design Guide) can be an integral component of any land use planning and design process. Whether the design effort is keyed to individual homes, business districts, neighborhoods, communities, or regions, Design Manuals typically focus on ways that both existing places and newly created places can be seen as unique and authentic.
As communities around the globe continue to become more homogenized, the value of capitalizing on "sense of place" is increasingly important. A community's heritage, character, and environmental setting can all be complemented and reflected in the design of its buildings, landscapes, and special places. Well-designed communities also can drive economic investment because people often seek out places with special characters to live, shop, work, invest, and spend their time.
Guidance for architectural styles, building placement, landscape palettes, signage, lighting, environmental resource protection, and much more can be provided in a Design Manual. By following simple guidelines, places can be built, redeveloped, or slowly changed in ways that respect the communities' long term goals, existing identity, natural resources, landmarks, and history. Design guidelines can be implemented voluntary or be incorporated into the regulations of government agencies. Either way, design guidance is often appreciated by property owners, investors, design professionals, and others to help steer community image in proper directions.

Award Winning Design
We are proud to announce that the T&B Planning-authored Pennsylvania Wilds Design Guide for Community Character Stewardship has won a 2008 Pennsylvania Planning Association Merit Award in the category of "Excellence in Planning: Best Practice."
Prepared for a twelve-county region in Pennsylvania, the Pennsylvania Wilds Design Guide has been endorsed by the Urban Land Institute as "one of the best and most comprehensive regional design guides."
This Design Guide is being used today throughout the region to ensure that future development complements the area's unique rural identity, natural and scenic resources, historic character, and recreational opportunities. |
