Real Estate Review Everything You Need to Know About Real Estate in the Bahamas |
Dear Valued Readers, September ushers in the preparation for a change of seasons. Students prepare to return to school, the nights begin to cool and we know that the slower pace we have enjoyed during the summer is coming to a close. In the real estate market and in the economy, just as with a cool treat in summer, the term 'double dip' is being applied. Are we in for another dip in the economy? Recently while listening to a leading industry analyst and real estate investor, he shunned this term for a one he felt was more realistic 'suspended'. I listened as he spoke of the 820 billion investment dollars sitting in the wings of corporate America awaiting investment opportunities. He feels that while activity may be sluggish, consumers are actively looking as they recognize that this may be "...the greatest buying opportunity, in terms of looking at asset prices, that they will see in their lifetime." Evidence of these views were echoed here in the Bahamas with the recent development of the Baha Mar investment and development agreement for the Cable Beach strip in New Providence. It is reported "...that Baha Mar will make The Bahamas one of the premier tourist locations in the world. Baha Mar will draw millions of vacationers and business travelers every year to the Resort's six hotels, with almost 3,500 rooms and condos, the largest casino in the Caribbean, the largest convention center in The Bahamas, a world-class golf course, retail village and much more. Baha Mar will employ approximately 4,000 Bahamians over the life of the construction period, and once the resort is fully operating, approximately 98 percent of the staff will be Bahamian nationals." Thus being hailed as, "...the most substantial single job stimulus opportunity The Bahamas has ever experienced." Read the full news release on our Facebook page.
While the days are still hot, we know historically, that a change in the weather will come. A recovery for the real estate market, especially here in the Bahamas, is on the horizon too. Deals are happening every day. Don't let the season of opportunity pass you by. Read on, and enjoy!
Sincerely, John Christie HG Christie Ltd.

HGChristie Market Update Our Insight to the Real Estate Market
In 2010 we have seen a considerable strengthening in the market for the first two quarters performing considerably better than 2009. During recent months, in the high end market of Nassau and Paradise Island, this strengthening trend has been punctuated with a number of 'Marquee Sales' in prime locations such as Lyford Cay, Old fort Bay and The Ocean Club. However, while the news of poor real estate sales and a sluggish inconsistent economic recovery in the US and the world continues to be reported, sales growth in the Bahamas for the remainder of the year is certain to be hindered. This slow recovery is reflected in our Out Island sales which remain steady but, way off their record pace. With that said, at the extreme high end sector of the market, there appears to be a growing momentum. Overall, we expect sales in the Bahamas to remain consistent, if not robust during the last quarter of 2010. All indications are that now is indeed the time of 'deals' and that the window of opportunity may be closing. Record Sale at Christie's
Art market history was made at Christie's New York on May 4th, 2010 with new record price for art work: US $106,482,500.
As an affiliate of Christie's Great Estates and Auction House, we share this stunning art piece with our readers:
Pablo Picasso's Nude, Green Leaves and Bust - the world's most expensive piece of artwork ever auctioned to date.
Nude, Green Leaves and Bust was the star lot of the Collection of Mrs. Sidney Brody, a stellar assemblage of Modern Art purchased primarily in the 1940's and 50's and kept in the family home since. Mrs. Brody, who died in November, was the wife of Sidney F. Brody, a Los Angeles real estate developer who died in 1983.
Known among experts as the "lost" 1932 masterpiece because it had never before been published in color, Nude, Green Leaves and Bust is a sensuous depiction of Picasso's muse and mistress Marie-Therese Walter. In previous years, Christie's has successfully sold six paintings from Picasso's celebrated 1932 series. As befitting its importance within the canon of Picasso's work, the $70-90 million pre-sale estimate was the highest placed yet on an artwork offered at Christie's New York.
